About the Position

Onera Fredericksburg is seeking a motivated, dependable, and hands-on Maintenance Operations Lead to oversee daily maintenance activities, execute preventive maintenance programs, coordinate vendors, and support guest services and property operations.

We are looking for an ambitious, detail-oriented individual who takes initiative, communicates effectively, and follows through on responsibilities. The ideal candidate is proactive, organized, eager to learn, and takes pride in delivering an exceptional guest experience.

This is a hands-on working lead position, not a traditional desk-based management role. The successful candidate will actively perform maintenance tasks while helping keep property operations running smoothly.

Key Responsibilities

Preventive Maintenance & Repairs

• Lead and personally perform daily, weekly, and monthly preventive maintenance.
• Conduct regular inspections of guest accommodations, equipment, and common areas.
• Perform basic plumbing, electrical, and general property repairs.
• Complete routine HVAC filter cleaning and inspections.
• Descale showerheads, coffee machines, and other equipment as scheduled.
• Identify potential maintenance issues and address them proactively.
• Maintain organized tools, supplies, and maintenance areas.

Vendor & Maintenance Coordination

• Schedule and coordinate HVAC, plumbing, water heater, and other service vendors.
• Track repairs, appointments, warranty claims, and outstanding maintenance issues.
• Follow up with vendors to ensure timely completion of work.
• Coordinate seasonal maintenance and winterization.
• Communicate maintenance updates and concerns to management.

Guest Services & Property Operations

• Take an active role in responding to guest concerns and maintenance requests.
• Assist with guest satisfaction and service recovery.
• Work closely with housekeeping, guest services, and operations teams.
• Support daily property inspections, cleanliness, safety, and upkeep.
• Respond promptly and professionally to urgent operational needs.

Communication & Accountability

• Use MaintainX to manage work orders, preventive maintenance, and daily checklists.
• Monitor and respond to Slack communications during scheduled working hours.
• Maintain accurate records of completed and outstanding tasks.
• Communicate progress, delays, and concerns proactively.
• Take ownership of assignments and follow through until fully resolved.
• Lead by example through teamwork, professionalism, and accountability.

Qualifications

• Previous experience in maintenance, facilities, hospitality operations, or a similar hands-on position.
• Basic knowledge of HVAC, plumbing, electrical, and general maintenance.
• Strong organizational skills and attention to detail.
• Excellent communication, teamwork, and customer service skills.
• Ability to manage multiple priorities and coordinate vendors.
• Comfortable using mobile applications and maintenance tracking systems.
• Self-motivated, reliable, proactive, and willing to learn.
• Strong problem-solving skills and ability to work independently.
• Valid driver's license and ability to perform physical work.
