Construction Manager

Client: Food & Beverage Project Duration: Phase 1 October 2026 – June 2027; Phase 2 July 2027 – December 2027 Position Overview: The Construction Manager provides full-time, on-site construction management services for the Client. This multi-phase capital project includes demolition of existing keg lines, installation of a new keg line, new material lift installation, temporary cooling systems with associated utilities, and new cold storage. The Construction Manager acts as the Owner’s on-site representative, supporting the General Contractor, Equipment Vendor, and Architectural/Engineering (A/E) firm. The role focuses on safety, schedule adherence, quality, coordination, change management, and project close-out while ensuring minimal disruption to ongoing operations in a food & beverage manufacturing environment. Key Responsibilities Maintain a safe construction environment, including adherence to Good Manufacturing Practices (GMPs) applicable to a food & beverage facility. Hold and lead daily construction meetings covering safety, contractor staffing by trade, progress against the line-item schedule, quality/QA, equipment on site, and expected material/equipment deliveries. Communicate daily with full-time Safety Manager Monitor the project schedule (using Critical Path Method) to meet required completion dates; track construction tasks, procurement, approvals, off-site fabrication, drawings, bidding, manpower levels, and costs. Propose mitigation measures (including associated costs) for any schedule slippage. Maintain appropriate supervisory staff levels (as agreed with the Project Manager) to ensure work progresses according to schedule, procedures, specifications, and drawings. Coordinate jobsite logistics and flow of materials/labor with the General Contractor and Vendor Lead. Oversee sequencing of deliveries, laydown areas, security of materials/equipment, and minimize impact to Operations. Coordinate all construction activities and tie-ins with Operations and the Project Manager; ensure all Owner safety requirements are met prior to tie-ins (Project Manager approval required). Monitor all Time & Material (T&M) work, track time tickets, identify non-chargeable time, and report to the Project Manager. Perform field inspections to verify work meets plans and specifications; record daily construction activity; monitor progress against schedule; manage testing requirements (including pump alignments) and sign-offs; support building permits, inspections, and any hazardous materials abatement. Manage subcontractor verification of mechanical and electrical systems per A/E checklists prior to final A/E verification; maintain and provide completed checklists. Sponsor regular construction meetings; review safety, trade coordination, manpower, issue logs, RFIs, progress, and conformance to specifications. Issue written meeting minutes. Submit regular written progress reports to the Project Manager, including subcontract status, manpower, percent complete, change order status, potential delays/claims, and progress photographs. Provide constructability input, support bid walkthroughs, and recommend changes that improve the final product, enhance schedule, or address design errors/omissions. Review requests for changes and change orders for legitimacy, necessity, cost, schedule impact, and reasonableness. Maintain logs of AXWs (Authorization of Extra Work) and change orders; update the Project Manager weekly. Ensure AXWs are issued and approved before implementation. Maintain marked‑up (red‑line) record drawings of field changes and turn them over to the A/E at project completion. Develop and manage open items lists and punch lists in coordination with the Project Manager, General Contractor, and Vendor Lead; drive completion of punch‑list work prior to final payments. Assist with final inspections and closely monitor testing/acceptance phases; submit recommendations for acceptance or rejection with supporting rationale. Support training plan development with the plant training coordinator, manage construction records (e.g., green sheets, hot work permits), review invoices, receive/store/manage equipment and materials, and support project close‑out.
