Who You Are & The Impact You Will Have The Senior Development Program Manager (Data Center Construction) is primarily responsible for leading and managing the design, pre‑construction, and construction activities on a given project. You will interact daily with Facilities, Contractors, Designers, Engineers, Commissioning Agents, Vendors, and Data Center Operations staff and must demonstrate strong written and oral communication skills. What You Will Do Manage multiple projects on one or more campuses, maintaining updated budgets, schedules, and status reports for each. Generate and present monthly program and project status updates to executive leadership. Collaborate with stakeholders, design, and construction teams to create a master development program, complete campus design solution, and capital budget. Manage entitlement and permitting needs for assigned site projects. Implement and oversee multi‑phased site development plans, continually updating campus master plans to deliver predictable statistics. Write scopes of work for design, construction, and commissioning services, and participate in procurement and cost estimating. Evaluate and price negotiate proposals for design, construction, and commissioning services. Work closely with the strategic procurement team on equipment procurement and delivery. Coordinate submittals with site stakeholders and monitor project budget versus actual costs. Establish project schedules and lead teams to on‑time completion. Review and approve contractor pay applications and change order requests, negotiating pricing when necessary. Define site construction security procedures in partnership with the security team. Develop and communicate product deployment plans with QTS staff involved. Collaborate with Sales Engineers and Product teams to support custom deal solutions for prospective clients. Maintain relationships as a liaison with key QTS stakeholders and represent QTS in OAC meetings. Build relationships that enhance QTS’s position as a leader in data center real estate. Assist in due diligence for potential new sites on an as‑needed basis. Work with the internal development team to refine project management processes and protocols. What You Will Need To Be Successful (Basic Qualifications) Bachelor’s degree in Science or Engineering or equivalent professional experience. Eight or more years of professional experience in commercial construction practices, including Lump Sum, Construction Management at Risk, and Design Build methodologies from concept through procurement to close‑out. Proficiency in Microsoft Office, especially PowerPoint for executive‑level presentations and Excel for program and budget tracking. Willingness to travel up to 50% of the time. Other Key Skills MBA, Master’s in Engineering, Management, or related field desirable. Experience delivering mission‑critical data center facilities. Extensive experience managing MEP trades.
