Senior Project Manager - Industrial / Pharmaceutical Construction

Position Summary Albers Management is seeking an experienced Senior Project Manager to support the delivery of a large pharmaceutical manufacturing project in Lebanon, Indiana. This senior, field-based role will lead assigned buildings, work packages, systems, or project scopes from planning and design through construction, commissioning, turnover, and closeout. The Senior Project Manager will act as an Owner’s Representative and coordinate the Owner, designers, construction managers, contractors, trade partners, equipment vendors, quality teams, commissioning personnel, and operations stakeholders. Pharmaceutical or life-sciences experience is preferred. Significant industrial construction experience is mandatory. Key Responsibilities Lead assigned project scopes, buildings, systems, or work packages through final handover. Protect the Owner’s interests related to scope, cost, schedule, quality, safety, risk, operability, and long-term value. Establish priorities, responsibilities, deliverables, and performance expectations. Coordinate designers, contractors, vendors, project controls, quality, commissioning, and operations teams. Drive decisions, monitor commitments, and escalate significant issues with clear recommendations. Mentor Project Managers, Assistant Project Managers, Project Engineers, and coordinators. Design and Scope Management Develop, review, and maintain clearly defined scopes of work. Coordinate design development with operational, maintenance, engineering, and regulatory requirements. Review drawings, specifications, submittals, vendor documents, and construction packages for completeness, constructability, coordination, and maintainability. Identify scope gaps, overlaps, design conflicts, incomplete interfaces, and operational concerns. Lead or support design, constructability, value-engineering, and interdisciplinary reviews. Coordinate RFIs, technical clarifications, field-design issues, and design decisions. Evaluate the cost, schedule, procurement, construction, commissioning, and operational impacts of changes. Construction and Field Management Maintain a visible field presence and verify that reported progress reflects actual site conditions. Monitor work for alignment with approved documents, project requirements, sequencing, and quality expectations. Coordinate with superintendents, trade contractors, field engineers, quality teams, safety personnel, and vendors. Identify and resolve field conflicts, access limitations, trade-stacking concerns, incomplete prerequisites, material shortages, and sequencing issues. Review contractor work plans, installation strategies, logistics plans, phasing plans, and mobilization activities. Participate in field walks, progress reviews, safety observations, quality inspections, and readiness assessments. Develop and monitor recovery plans when work falls behind schedule. Schedule and Project Controls Understand the integrated project schedule and critical activities affecting assigned scopes. Review contractor and vendor schedules for logic, sequencing, resources, procurement constraints, and milestone alignment. Participate in look-ahead planning, pull planning, constraint removal, schedule reviews, and recovery planning. Identify critical-path impacts, delayed decisions, incomplete predecessor work, resource constraints, and milestone risks. Coordinate design, procurement, construction, testing, commissioning, qualification, and handover activities. Provide accurate status reports, forecasts, and mitigation plans. Cost, Change, and Commercial Management Support budgets, forecasts, commitments, contingencies, cash flow, and cost-to-complete projections. Review estimates, proposals, change requests, pay applications, and supporting documentation. Identify scope changes, cost trends, claims, and commercial exposures early. Manage changes from identification through evaluation, negotiation, authorization, implementation, and closeout. Confirm costs align with contractual requirements, approved scope, and completed work. Maintain records supporting commercial decisions and assist with contract reconciliation. Procurement and Vendor Coordination Support procurement strategies and work-package planning. Identify and monitor long-lead equipment, critical materials, owner-furnished equipment, and vendor services. Track submittals, fabrication, testing, shipping, delivery, installation, startup, training, warranties, and turnover documentation. Participate in bid reviews, proposal evaluations, scope-alignment meetings, and vendor coordination. Identify procurement risks and implement mitigation plans. Risk, Quality, Commissioning, and Turnover Identify and manage risks affecting scope, cost, schedule, safety, quality, compliance, constructability, commissioning, operability, or handover. Maintain or contribute to risk, issue, change, constraint, action, and decision logs. Coordinate with construction quality, engineering, commissioning, qualification, validation, and operations teams. Monitor deficiencies, nonconformance reports, corrective actions, and punch-list items. Participate in Mechanical Completion reviews, system walkdowns, commissioning-readiness reviews, and turnover meetings. Ensure commissioning and qualification requirements are incorporated into design, procurement, and construction. Monitor as-built drawings, test records, startup reports, commissioning records, O&M manuals, warranties, training records, and punch-list closure. Support orderly handover to Owner operations and maintenance teams. Safety and Communication Demonstrate visible leadership and accountability for safety. Comply with project safety, security, environmental, quality, and site-access requirements. Lead project, contractor, design, risk, schedule, and issue-resolution meetings. Prepare concise reports covering progress, cost, schedule, procurement, safety, quality, risks, changes, decisions, and turnover readiness. Communicate effectively with field personnel, technical specialists, project leadership, executives, and Owner representatives. Required Qualifications Minimum 10 years of progressively responsible project management, construction management, engineering, or project-delivery experience. Demonstrated experience managing complex industrial construction projects. Industrial experience is mandatory. Relevant sectors include advanced manufacturing, pharmaceutical, biotechnology, chemical or process manufacturing, automotive, battery, semiconductor, aerospace, defense, food manufacturing, mission-critical facilities, or major utility infrastructure. Experience managing multidisciplinary scopes involving civil, structural, architectural, mechanical, electrical, plumbing, controls, utilities, process-support systems, or equipment installation. Demonstrated responsibility for scope, cost, schedule, quality, safety, risk, change management, procurement, and contractor performance. Ability to interpret drawings, specifications, schedules, cost reports, contracts, submittals, RFIs, and change documentation. Strong leadership, communication, negotiation, organization, and issue-resolution skills. Ability to work full-time on-site in Lebanon, Indiana. Education and Experience A bachelor’s degree in Construction Management, Engineering, Architecture, Engineering Technology, Project Management, or a related discipline is preferred. Candidates without a relevant four-year degree may qualify with at least 15 years of directly relevant industrial construction and project-management experience . With a relevant degree: Minimum 10 years of qualifying experience. Without a relevant degree: Minimum 15 years of directly applicable experience. Preferred Qualifications Pharmaceutical, biotechnology, or life-sciences construction experience. Experience with greenfield manufacturing campuses, GMP requirements, or regulated project environments. Commissioning, Qualification, and Validation experience. Owner’s Representative or client-side project-management experience. Experience with fast-track, design-build, CMAR, EPC, EPCM, or multi-prime delivery. Familiarity with Primavera P6, Microsoft Project, Procore, Bluebeam, Autodesk Construction Cloud, Power BI, or similar tools. PMP, CCM, PE, RA, LEED, DBIA, OSHA 30, or another relevant certification. Work Environment This is a full-time, on-site position in Lebanon, Indiana. The role requires regular work in active construction areas, including walking the site, climbing stairs, navigating uneven surfaces, accessing equipment areas, and wearing required personal protective equipment.
