Position Summary The Commercial Office Building Engineer is responsible for the daily operation, maintenance, and repair of all mechanical, electrical, and plumbing systems within a commercial office property. This role ensures the facility is operating at peak efficiency while maintaining a high standard of safety and comfort for all building occupants. The Engineer is responsible for executing both preventative maintenance tasks and reactive repairs as needed. Primary Duties and Responsibilities Operates and maintains building systems including HVAC, boilers, chillers, cooling towers, and air handling units. Monitors and adjusts Building Automation Systems (BAS) to optimize energy consumption and maintain tenant comfort. Performs repairs on electrical systems, including lighting, ballasts, and basic circuitry. Handles plumbing maintenance such as repairing leaks, unclogging drains, and maintaining domestic water pumps. Conducts routine inspections of fire and life safety systems, ensuring all equipment is compliant with local codes. Manages refrigerant recovery, reclamation, and documentation in strict accordance with EPA regulations. Responds to tenant service requests in a professional and timely manner. Assists in the oversight of external contractors and vendors during specialized repairs or capital projects. Maintains detailed logs of maintenance activities, parts inventory, and equipment history. Requirements and Qualifications High school diploma or equivalent; trade school or technical training preferred. EPA Section 608 Universal Certification is required. HVAC Certification or a specialized mechanical trade license is strongly preferred. Minimum of 5 years of experience in commercial building maintenance or a related stationary engineering role. Strong knowledge of mechanical systems, including the ability to read blueprints and technical schematics. Proficiency with hand tools, power tools, and diagnostic equipment such as multimeters and manometers. Basic computer literacy for using building management software and digital work order systems.
