Summary
The Maintenance Technician I performs a variety of routine maintenance, repair, inspection, and preventive maintenance tasks to help ensure County facilities remain safe, functional, reliable, and well maintained. Under the direction of senior technicians, this position supports the operation and maintenance of commercial administrative, judicial, public safety, and correctional facilities through responsive customer service, preventive maintenance, and general building repairs. This position is the entry-level classification within the Maintenance Technician I, II, and III series. Employees at this level perform routine general maintenance assignments, support higher-level technicians, and develop proficiency across multiple facility systems and building trades.

Job Duties
- Perform facility opening, closing, event support, and daily building operations as assigned.
- Perform preventive maintenance inspections and complete assigned work orders using the County's computerized maintenance management system (CMMS).
- Assist Facilities Technician II and III personnel with the maintenance, repair, troubleshooting, and replacement of building systems and equipment.
- Perform general building maintenance including carpentry, painting, drywall, ceilings, flooring, doors, hardware, plumbing fixtures, lighting, and minor mechanical repairs.
- Assist in the operation and maintenance of HVAC, plumbing, electrical, building automation, life-safety, access-control, and other building systems.
- Assemble, install, repair, and relocate furniture, fixtures, equipment, and office workspaces.
- Assist with grounds maintenance, exterior inspections, snow and ice removal, and seasonal facility support.
- Inspect facilities, identify maintenance deficiencies, and document completed work, labor, materials, and asset history.
- Respond to maintenance requests promptly while providing professional customer service to County staff and the public.
- Coordinate assigned work with contractors, vendors, suppliers, and delivery personnel.
- Support facility renovations, moves, capital projects, and special assignments.
- Assist custodial operations and other Facilities personnel during emergencies, staffing shortages, or operational needs.
- Participate in emergency response activities, including power outages, severe weather, flooding, and other facility incidents.
- Perform work safely in accordance with County policies and applicable safety regulations, including use of personal protective equipment and safe work practices.
- Travel between County facilities and perform other duties as assigned.
This position regularly requires:
- Working indoors and outdoors in varying weather conditions.
- Climbing ladders and working from elevated platforms or lifts.
- Lifting, carrying, pushing, and pulling materials and equipment weighing up to 75 pounds.
- Standing, walking, bending, kneeling, crouching, crawling, and working in confined mechanical spaces.
- Exposure to dust, noise, chemicals, mechanical equipment, and other maintenance-related hazards.
- Working in occupied public buildings and secure correctional facilities in accordance with established security procedures.
- Occasional evening, weekend, overtime, emergency callback, or on-call work as operational needs require.
The employee is expected to possess a working knowledge of general building maintenance principles and demonstrate a willingness and ability to develop proficiency across multiple building trades and facility systems. Knowledge of:
- Basic electrical, plumbing, mechanical, HVAC, carpentry, and building maintenance practices.
- Safe operation of hand tools, power tools, ladders, lifts, and maintenance equipment.
- Preventive maintenance principles and basic troubleshooting techniques.
- Workplace safety practices, including personal protective equipment, lockout/tagout awareness, hazard communication, ladder safety, and safe work practices.
- Basic computer software, mobile applications, and computerized maintenance management systems.
- Perform routine maintenance and repair work safely and efficiently.
- Read and interpret operating manuals, drawings, diagrams, and work instructions.
- Prioritize multiple work assignments while meeting established deadlines.
- Maintain accurate maintenance records and documentation.
- Communicate effectively with County staff, contractors, vendors, and the public.
- Establish and maintain positive working relationships.
- Work independently on assigned tasks while collaborating effectively with other technicians.
- Learn new equipment, technologies, systems, and maintenance procedures.
- Maintain professionalism while working within occupied offices, judicial facilities, and secure correctional environments.
- Maintenance Technician I : Entry-level generalist who performs routine maintenance work and assists higher-level technicians.
- Maintenance Technician II : Journey-level technician who independently performs a broad range of maintenance, repair, troubleshooting, and preventive maintenance assignments.
- Maintenance Technician III : Advanced technician who performs complex technical work and may provide technical leadership, project coordination, training, and support to other employees.
Education, Experience & Certifications Minimum Qualifications:
- Two years of experience in commercial building maintenance, construction, mechanical, electrical, plumbing, HVAC, or a closely related trade; or
- One year of verifiable participation in a recognized building-trade apprenticeship program; or
- An equivalent combination of education, training, and experience demonstrating the ability to perform the essential functions of the position.
- Valid Washington State driver's license.
- Ability to successfully complete a criminal history background investigation.
- Obtain First Aid and CPR certification within one year of employment.
- OSHA 10 certification.
- Forklift or aerial-lift certification.
- Experience using a computerized maintenance management system.
- Experience working in commercial, institutional, municipal, judicial, or correctional facilities.
