Senior Project Manager - Advanced Facilities

Basic Job Functions Responsible for the administration and execution of assigned projects in a safe, profitable and timely manner. Often assigned multiple projects of larger contract amounts and/or complexity. Manages the work in a manner consistent with standards of quality and integrity. Establishes and maintains a professional working relationships with owners, architects, engineers, subcontractors and suppliers. Participate as requested in business development, estimating, bidding and contract negotiation phases of the projects assigned. This position includes two "steps" (I, II), which provide for a progression of skill and experience. The Step I level is capable of managing fairly large projects of $51–$100 million in size with typically 10–15 years of experience. The Step II level is capable of managing large projects of a complex nature and/or multiple projects totaling $101–$199 million and typically with a minimum of 15 years of experience. Key Responsibilities Has overall responsibility for project success, including safety, schedule, profitability, quality and customer satisfaction as well as responsibility for personnel decisions that impact the project. Participates in the business development process including client contact, relationships, proposals, presentations, and negotiations for selected projects. Establishes and maintains professional working relationships with owners, architects, engineers, and subcontractors. Responsible for understanding and administering prime contract terms and conditions, contract documents, subcontract agreements, purchase order agreements, insurance, etc. Participates in preparation and review of estimates with adherence to cost control system, equipment requirements and utilization, constructability, formwork, materials, manpower, general conditions, schedule, insurance, etc. Champions the orderly, timely transition of projects from the estimating phase to the field. Coordinates with the Project Superintendent the means and methods required for the successful and profitable execution of the work. Manages the development of the overall CPM schedule with the Project Superintendent(s) and ensures procurement is fully coordinated with the Project Engineer(s). Prepares the Monthly Progress Report in coordination with the Superintendent(s) by the 6th of every month. Reviews and executes all change orders, supplements, and cost control budget adjustments. Manages all billings to ensure timely submission of payment applications and collection of payments from the owner on a monthly basis. Maintains a positive cash flow position at all times. Manages the overall payment process with the subcontractors through the use of Textura. Responsible for the timely review of purchase orders and subcontracts prepared by the estimating department. Verifies agreements are executed with insurance in place prior to any subcontractor starting work onsite. Completes close‑out requirements and punch lists in a timely manner. Handles warranty callbacks quickly to maintain owner/client relationships. Minimum Job Requirements Four‑year construction‑related degree or equivalent combination of technical training and/or related experience. Experience in pre‑construction managing construction projects, thorough knowledge of contract documents, materials, equipment utilization, scheduling systems, productivity analysis, construction operations, cash flow procedures. Proficient use of all Microsoft Office Suite programs. Experience managing water/wastewater projects highly preferred. Experience managing large industrial projects including self‑perform work highly preferred. Physical Requirements Will sit, stand or walk short distances for up to the entire duration of a shift/work day. Occasionally will climb stairs, ladders, etc. Will lift, push or pull objects on an occasional basis. Required to use hands to grasp, lift, handle, carry or feel objects on a frequent basis. Must be able to comply with all safety standards and procedures. May reach above shoulder heights and below the waist on a frequent basis. May stoop, kneel, or bend on an occasional basis. Ability to wear personal protective equipment is required. Will interact with people frequently during a shift/work day. May use telephone, computer system, email, or other electronic devices on a limited basis to communicate with internal and external customers or vendors. Safety Level Safety Sensitive.
