Maintenance Manager - Blackberry Mountain

The Maintenance Manager is responsible for all electrical, mechanical, HVAC, water, vehicle, tool, room, kitchen, and common area maintenance. This person must be able to assess any maintenance-related problem and either fix it or get someone who can minimize internal and external guest inconvenience. The role also assists the Director of Maintenance in supervising the maintenance team and billing for the Private Owners Services department. ESSENTIAL DUTIES AND RESPONSIBILITIES Manage and maintain Utilities and Equipment programs according to Owners and General Manager requirements. Oversee Primary and Emergency Electrical power systems. Maintain Domestic water distribution, HVAC systems, LP gas distribution, and Sanitary Sewer Systems. Perform general maintenance repairs of kitchen equipment and rooms. Oversee general maintenance of all building exteriors on the property. Establish cost‑saving programs for utilities and supply costs. Train and supervise all maintenance staff. Ensure compliance with all company policies and procedures. SUPERVISORY RESPONSIBILITIES Train and supervise maintenance staff on preventive maintenance. Oversee and assign work orders generated by the team and guests. EDUCATION AND EXPERIENCE Vocational or secondary school education in a relevant trade discipline. Minimum 3 years of building management experience focused on utilities and equipment management. Knowledge of National Codes and Standards (ANSI 117, NEC, OSHA, TOSHA, ADA). COMPUTER SKILLS Knowledge of Excel and Microsoft Forms. Familiarity with property management systems and capacity to be trained on current systems. LANGUAGE SKILLS Must be able to communicate clearly with management, team members, and guests in an informative manner consistently. MATH & REASONING SKILLS Basic knowledge and understanding of math; ability to think outside the box and place interim measures to minimize downtime of essential services. PHYSICAL DEMANDS Must be able to lift up to 50 lbs. Required to work outside in all weather conditions. Must be able to operate a company vehicle or golf cart safely.
