Key Responsibilities Responsible for Leasing apartments in accordance with policy, procedure and Fair Housing Laws Assist management in measuring effectiveness of marketing programs and current market conditions Ensure that apartment homes are delivered to new residents according to company policy Relationships Reports to Property Manager Establishes relationships with prospective residents Maintains relationships with current residents Maintains relationships with other staff members including onsite staff and corporate management Responsibilities Marketing Development and placement of advertising Development and implementation of special promotions Prepares Monthly Market Surveys Prepares weekly leasing and traffic reports Performs Outside Marketing when needed Creates Flyers for Promotions and Specials Leasing Responsible for Leasing Apartments within the Fair Housing Guidelines Lead and motivate team of Leasing Professionals Responsible for working towards leasing goals set in place for the Property Answers phone in a courteous manner Enter all Prospect information into Rent Manager Screens all Applicants through Online Screening Verifies all Rental and Employment History of Applicants Remains consistent in carrying out Capital Assets Rental Criteria with all Prospects Establishes rapport with each prospective resident Present property and apartment homes in a manner consistent with company policy Follow up on all un-leased traffic Prepare Lease Packets Reviews Move In Packets with all new residents Assists in collection of rent and other monies due when needed Assists in Move In – Move Out Procedures when needed Prepares Work Order Requests through Property Boss as needed Demonstrates a Positive, Team Player Attitude and delivers 100% Customer Service at all times Assists On-Site Staff when needed Follows through on all assignments given from the Property Manager Attends Leasing Seminars provided by Capital Assets or other Industry Organizations Utilizes the Time Keeping System that is in place Report any liabilities found on property to the Property Manager Reports any work-related injuries immediately to Property Manager Qualifications I have a High School Education I can live on site (if required) I have Good Communication Skills I possess the ability to multi-task I have good Grammar skills, a pleasant voice and I am Detail Oriented I have the ability to interact with a wide range of people I perform in a courteous manner when working under pressure I have a Positive and Confident Attitude I have the ability to follow directions given by the Property Manager or other Managerial Staff I am computer literate I am a Go-Getter!
