Leasing Manager - Union Chapel Hill (Student Living)

Job Overview Responsible for overseeing the community’s marketing, advertising, sales activities, leasing team members, and other resources to achieve revenue, occupancy, resident retention, and leasing goals. Key Responsibilities Ensure achievement of revenue and occupancy goals by directing marketing, advertising and sales activities, overseeing on‑site traffic, and managing inventory, pricing, concessions, and leasing activities. Stay informed on market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and apply creative strategies around pricing, concessions, incentives, and advertising to boost traffic and leases. Develop print and internet advertising strategies, use technology to promote the community, and leverage company property‑management software to generate sales and leasing reports. Collaborate with maintenance to maintain community appearance, safety, and salability; inspect readiness of units; create mini‑models and use merchandising techniques. Actively participate in the leasing process: generate and monitor traffic, qualify prospects, prepare lease documentation, and complete move‑in procedures. Analyze financial and operational reports to identify and resolve issues impacting leasing performance; present marketing and leasing results to clients, owners, and managers. Oversee lease renewal program, manage communication and notification, and assist residents with move‑outs as needed. Respond promptly and courteously to resident, client, and owner concerns, and document or convey requests appropriately. Supervise leasing team: interview, hire, orient, train, and manage performance in line with company policies. Compensation Base salary range reflects business requirements, experience, skills, and location. Corporate positions may receive a quarterly or annual bonus based on individual and company performance. On‑site positions may receive weekly, monthly, and/or quarterly bonuses.
