The Maintenance Technician assists the Service Supervisor with preserving and maintaining the community’s apartments, buildings, amenities, and grounds. This position helps ensure the property remains safe, functional, and visually appealing for current and prospective residents.

The ideal candidate has prior apartment maintenance experience, strong troubleshooting skills, and extensive hands-on experience repairing apartment appliances and drywall.

Principal Responsibilities

The responsibilities listed below are representative of the work normally performed by the Maintenance Technician. Additional duties may be assigned as needed.

Essential Functions

1. Respond to resident service requests promptly, professionally, and courteously.
2. Diagnose and complete routine plumbing, electrical, HVAC, appliance, carpentry, and drywall repairs.
3. Complete repairs and make-ready work in vacant apartments within established deadlines.
4. Perform preventive maintenance inspections and complete required checklists.
5. Assist the Service Supervisor with community projects and larger repairs.
6. Participate in the rotating on-call schedule and respond to after-hours emergencies when assigned.
7. Perform interior painting, drywall patching, and other cosmetic repairs throughout apartments, buildings, and amenities.
8. Maintain accurate records of completed work and communicate repair status to the Service Supervisor and office team.
9. Use tools, equipment, and materials safely and responsibly.
10. Help maintain clean, safe, and attractive community grounds and common areas.

Decision-Making Responsibilities

The Maintenance Technician may complete:

1. Routine maintenance and repairs.
2. Replacement of minor parts and components.

The Maintenance Technician must submit the following to the Service Supervisor for review and approval:

1. Recommendations for replacing major equipment.
2. Repair needs requiring outside vendors or significant expenses.
3. Ideas for improving maintenance operations, resident service, and team performance.

Qualifications

• Previous maintenance experience within the apartment or multifamily property-management industry is required.
• Current EPA Section 608 certification is required.
• Working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, painting, and general building maintenance.
• Ability to diagnose problems and complete repairs with limited supervision.
• Ability and willingness to participate in an on-call rotation.
• Ability to use hand tools, power tools, refrigerant recovery equipment, HVAC gauges, and vacuum pumps.
• Strong organizational, time-management, and communication skills.
• Must be dependable, detail-oriented, results-driven, and able to manage multiple service requests efficiently.

Preferred Qualifications

• Certified Pool Operator certification is preferred but not required.
• Extensive experience diagnosing and repairing apartment appliances, including refrigerators, ranges, dishwashers, washers, and dryers.
• Extensive experience with drywall installation, patching, finishing, texturing, and painting.
• Experience completing apartment make-readies and unit turns.

Physical Requirements

The employee must be able to lift and/or move up to 100 pounds. The position frequently requires standing, walking, sitting, reaching, climbing, balancing, stooping, kneeling, crouching, crawling, handling tools and equipment, and communicating with residents and team members.
