MORTGAGE PROCESSOR

Job Title
Responsible for the processing of residential real estate loans ensuring balance between growth objectives and credit quality objectives of the Bank. Is proactive in problem detection and resolution. Monitors customer service standards by assisting in problem solving and resolution of operational problems. Responsible for ensuring that the Bank complies with required laws and regulations.
Essential Functions Of The Job
1. Secures verification of all information as reflected on the application and directed by the origination team.
2. Assist in gathering all loan package documentation from all parties involved in the transaction to upload to the loan package.
3. Communicate with origination teams daily to provide to update on files and keep them informed at all times on progress, issues, and items needed.
4. Verifies that all incoming documents are sufficient for qualifying the applicant and update the loan file as new information is received.
5. Communicates with origination, underwriting, closing, and funding departments regarding file status and remaining items that need attention.
6. Compiles all necessary documents for loan approval including PMI, VA, FHA, Investor, and permanent loan file requirements.
7. Regularly update loan applications with most recent, correct information.
8. Communicates with borrowers, builders, and realtors of each transaction on the status of their loan file.
9. Orders out files and stays in touch with surveyors, title companies, appraisers, and all parties related to each file to make sure closing deadlines are met.
10. Orders out file within 24 hours of receiving; this includes sending the origination team a follow up email of documents that are still needed for the file.
11. Submits file for a full underwrite two weeks before closing to ensure there is ample time to complete conditions.
12. Performs other related duties as by the Loan Operations Manager and Lead Mortgage Processor.
Required Skills
1. Communication Skills: Ability to read and understand documents such as policy manuals, safety rules, operating and maintenance instructions and procedure manuals; ability to write routine reports and correspondence; ability to effectively communicate information and respond to questions in person-to-person and small group situations with customers, clients, the general public and other employees of the organization.
2. Mathematical Skills: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference and volume; ability to apply concepts such as fractions, ratios and proportions to practical situations.
3. Critical Thinking Skills: Ability to utilize common sense understanding in order to carry out written, oral or diagrammed instructions; ability to deal with problems involving several known variables in situation of a routine nature.
4. Supervision Received: Under general direction, working from policies and general directives; rarely refers specific cases to supervisor unless clarification or interpretation of the organization's policy is required.
5. Planning: Considerable responsibility with regard to general assignments in planning time, method, manner and/or sequence of performance of own work; in addition, the work operations of a group of employees all performing basically the same type of work.
6. Decision-Making: Performs work operations which permit frequent opportunity for decision-making of minor importance and also frequent opportunity for decision-making of major importance, either of which would affect the work operations of medium organizational component and the organization's clientele.
Physical Requirements and Working Conditions
The Mortgage Processor is continuously required to reach with hands and arms, talk or hear; regularly required to sit, walk, use hands and regularly required to stand; occasionally required to climb or balance, stoop, kneel, crouch or crawl. Must occasionally lift and/or move up to 25 pounds, continuously lift and/or move up to 10 pounds. Primarily works indoors. Noise level is moderate.
Required Experience
Typically requires advanced knowledge of job area obtained through advanced education combined with on-the-job experience. Must have relevant processing experience of 1-3 years.
Requires prior relevant experience in supporting customers with residential/consuming lending limits in the $1-2MM aggregate range as approved by Credit Risk Management.
Outstanding knowledge of mortgage documentation requirements.
Experience with processing jumbo loans and government products such as FHA, VA, and USDA.
Ability to communicate with multiple business partners within the organization.
Ability to handle heavy workload, multitask and meet stringent deadlines.
Superior written and verbal communication skills.
Excellent PC skills.
Education
Bachelor's Degree Business Preferred
High School Diploma or GED Required
Reporting Relationship
This position reports directly to the Mortgage Loan Operations Manager. The Mortgage Loan Operations Manager reports directly to the Executive Vice President, Mortgage Division. The EVP, Mortgage Division reports directly to the President or American National Bank & Trust who reports directly to the CEO of American National Bank & Trust.
