Maintenance Coordinator- Camp Weaver

Description Hours: 20-30 hours. Pay : $13 ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. This position plans and implements an annual schedule for preventive and regular maintenance of all YMCA property. 1. Conduct regular inspections of the facilities to ensure that all necessary repairs or improvements are completed in a timely fashion. 2. Identify current or potential problems and have the ability to escalate the problem to the appropriate subcontractor. This requires a basic knowledge of plumbing, commercial HVAC including heat pumps and gas/electric package units, and preventative maintenance procedures.
3. Function as primary contact person for maintenance-related contractors such as cleaning, landscaping etc., handling all communication and processing bills, etc. as appropriate. 4. Maintain all appropriate records for the maintenance department, including reporting to Executive Director and/or Metro staff as required and/or necessary. 5. Plan and implement an annual schedule for preventive and regular maintenance of all YMCA property at or assigned to the branch, including YMCA vehicles assigned to the branch. 6. Act as first responder for any Branch facility emergency, including inclement weather. 7. Performs hand-on maintenance tasks related to facility and equipment up-keep and repair, and secures appropriate outside assistance for maintenance issues beyond their capability. SUPERVISORY RESPONSIBILITIES This position carries no supervisory responsibility.

QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. A.) or equivalent from two-year college or technical school; or one to three years related experience and/or training; or equivalent combination of education and experience. In addition, preferred qualifications include basic knowledge of fire sprinkler system, PA system, exit lighting, swimming pool dehumidification, ventilation fans, duct work and thermostats, domestic water systems, flush valves, pool pumps, pool heaters, back-flow preventers, booster pumps and gas hot water heaters, and daily maintenance of strength and cardio equipment. Preferred knowledge of required inspections for buildings and swimming pool inspections, and Certified Pool Operator (CPO). 2) Ability to read, analyze, and interpret professional journals, technical procedures, or governmental regulations. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. Ability to calculate figures and amounts such as discounts, interest, proportions, percentages, area, circumference, and volume. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. 3) Ability to respond to member and branch needs tactfully and positively, projecting a feeling of warmth, welcome and service. Ability to build and maintain relationships with vendors while remaining open to changes in vendors when necessary. Ability to communicate effectively and appropriately using written, verbal and non-verbal methods. Ability to work as part of a team regardless of the expressed role within the team, and ability to changes roles as needed. Ability seek collaborations with staff, members and other organizations to reach a common goal. Ability to adapt to the changing needs of the Y and learn new skills sets to better serve in an ever-changing community and work environment. Ability to identify a problem, plan for and execute a solution for a desired outcome, involving others as needed. Ability to analyze and interpret data, and to crease action steps to address key information extracted from the data. Ability to resolve conflict by negotiating solutions that will serve the best interests of all parties.
4) While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. The employee is occasionally required to sit; climb or balance; stoop, kneel, crouch, or crawl; and taste or smell. The employee must occasionally lift and/or move up to 100 pounds.
5) Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, and depth perception. 6) While performing the duties of this job, the employee is frequently exposed to moving mechanical parts. The employee is occasionally exposed to wet and/or humid conditions; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outside weather conditions; extreme cold; extreme heat; and risk of electrical shock. The noise level in the work environment is usually moderate to loud. 7) Certifications: CPR/AED, First Aid, Blood borne pathogen training required after hire and must remain current.
