Director, Real Estate Asset Management

Position: Director, Real Estate Department: Real Estate Reports to: Vice President, Repositioning & Asset Management Salary Grade: Q. Salary Range: $97,700–$122,200. Position Summary The Director, Real Estate Asset Management, under the supervision of the Vice President of Real Estate Asset and Property Management, will lead the Asset Management team overseeing the agency’s real estate portfolio, including properties and undeveloped vacant land. The role provides ongoing monitoring and reporting of the portfolio’s financial, operational, and compliance performance, and works closely with private owners and developers to ensure properties are managed in accordance with HUD regulations and policies to achieve optimal value and operational excellence. Essential Duties and Responsibilities Provide daily leadership and guidance for the Asset Management team, consisting of Asset Managers and an Asset Management Data Analyst; establish team goals, monitor team and individual performances, conduct performance reviews, assess staffing needs, and recruit, hire, and terminate staff as necessary. Lead the team in documenting all asset management functions through the development of department policies, procedures, and flow charts; ensure implementation of established policies and consistency across all portfolios. Develop and implement strategies that maximize the financial performance and value of the agency’s real estate portfolio. Establish key performance indicators (KPIs) for the real estate portfolio, implement processes to measure overall financial, operational, and compliance performance against KPIs, and identify at‑risk properties to place on a Watch List. Monitor and report the portfolio’s overall financial, operational, and compliance performance through the distribution of quarterly asset‑management performance reports. Develop and maintain strong relationships with external parties, including private owners/developers, management companies, local housing agencies, municipalities, and elected officials. Ensure annual operating budgets submitted by properties are realistic and that subsidy levels paid by the agency support the properties; administer annual subsidy reconciliations in accordance with regulatory and operating agreements. Calculate and collect all fees due to the agency, such as asset‑management fees, net cash flow distributions, developer fees, and other fees required under various agreements. Provide historical property financial and operational data to inform decisions on possible new acquisitions, support underwriting pro‑formas, and fulfill other special requests as needed. Assess properties’ long‑term financial sustainability by reviewing audited financial statements and operational performance. Develop and implement turnaround plans as needed. Prepare and present recommendations on complex asset‑management issues to senior management that may require internal policy changes or HUD approval. Stay abreast of factors affecting the market and submarkets associated with the current portfolio, including changes in rent, housing type, supply, and demand. Education and Experience Minimum bachelor’s degree in accounting, finance, real estate, or other business‑related fields. Master’s degree in business administration, real estate management, finance, or accounting strongly preferred. At least five years of experience in a real‑estate asset‑management leadership role with direct reports, or at least ten years of relevant multifamily real estate and financial analysis experience. Affordable housing experience is a plus. Knowledge and Skill Requirements Excellent analytical skills, both quantitative and qualitative. Exceptional leadership and communication skills. Proficiency with business software applications, including Microsoft Office (Excel, Word, Outlook, PowerPoint), SharePoint, Visio, Power BI, and Smartsheet. Working Conditions Work in an office environment. Require frequent bending, stooping, reaching, prolonged sitting, and/or standing. May require regular lifting, usually not exceeding 15 lbs. Must have a valid State of Georgia driver’s license and be fully insurable for the purpose of obtaining clearance on the company Authorized Drivers List. #J-18808-Ljbffr
