Project Manager

The Project Manager leads standalone, multi-disciplined EPC projects up to $50M, overseeing engineering, procurement, and construction. This role is accountable for overall project execution, including safety, quality, schedule, cost, client relations, and team leadership, while ensuring compliance with industry standards, codes, and contract requirements.

Responsibilities

General:

• Provide overall project leadership, planning, communication, and coordination across internal teams, clients, subcontractors, and stakeholders.
• Ownership of project financials and the ability to evaluate costs and benefits to allow for correct decision making when reviewing short and long-term risks and opportunities.
• Define project organization, roles, and resource requirements; adjust and delegate as needed throughout the project lifecycle.
• Understand and comply with local ordinances, contractor licensing, and city and county permitting requirements - including all subcontractors, engineers and project partners.
• Lead meetings, drive collaboration while executing and managing tasks independently, and communicate project status, risks, and outcomes both internally and with the client.
• Coach and mentor team members; manage performance, conflict resolution, and HR-related matters.
• Demonstrate strong business acumen, decision-making, and have the ability to serve as a spokesperson for Company.
• Able to read and understand standard specifications and drawings.

Client Interaction:

• Act as the primary client point of contact while representing Strobel in a professional manner, anticipating and acting on project needs and expectations.
• Set up and run internal and Client/Strobel kickoff meetings, as well as daily, weekly and monthly meetings with the client.

Safety:

• Establish the safety culture consistent with Strobel's values, ensuring best practices are in place.
• Understand Strobel's Safety Plan and develop/assist in site specific safety plan.
• Ensure the team reports ALL safety events and near misses.

Quality:

• Understand Strobel's Quality Plan and develop/assist in site specific quality plan.
• Read, understand, and ensure that the site's quality plan is communicated, and all inspections and quality documentation is completed on time and assembled for final turn-over.
• Ensure compliance with all internal, client, governmental and 3rd party codes and inspections.
• Identify deficiencies, inform and explain to the client, and participate in 5 Why Meetings and take corrective action.
• Identify inconsistencies between industry's best practices and specifications/drawings and provide value engineering through the request for information (RFI) process.

Ensure that the project team is qualified to perform their work and has the appropriate certifications/license to execute their work.

Project Controls:

• Manage budgets, productivity, labor performance, equipment usage, and procurement activities.
• Maintain risk and opportunity logs; implement mitigation strategies.
• Lead project reviews, lessons learned, and closeout processes.
• Ensure clear understanding of scope, proactive problem-solving, and execution of planning processes.
• Oversee document control, ensuring accuracy, distribution, and final turnover documentation.
• Utilize company systems (e.g., ProNovos, Timberscan, ExakTime) for reporting, tracking, and analysis.
• Manage RFI and change order processes to ensure proper scope and cost control.

Productivity:

• Understand and ensure the team knows the project scope of work to meet or beat the labor budget.
• Be proactive and examine/inspect field conditions and identify problems, inaccuracies, or cost saving measures
• Identify Major Task Plan items and ensure CM and Superintendents are leading Major Task Planning Sessions to safely and efficiently carry out all aspects of work assigned.
• Listen to employee and supervisor suggestions, complaints, problems, safety concerns and recommendations; evaluate each, then create and implement a plan based on information gathered.

Scheduling:

• Lead the project scheduling process in the current standard software (Primavera P6)
• Follow scheduling best practices
• Master Schedule 6, 3, 1 week schedules
• Daily Goal Cards, Manpower Curves, Indirect Schedule, Equipment Schedule

Contract Management:

• Know the provisions, terms, and scope of the contract. Know and understand the Owner's overall project delivery plan, including Supplier, Engineering, and other Contractor's contract types and their integration. Identify and understand project risks and develop a Risk Mitigation Plan.
• Read and understand the project contract
• Lead high level negotiation/communication with the owner including Schedule Updates, Change Orders, Conflicts/Issues
• Identify key terms and conditions (notice requirements, payment terms, LDs, milestone requirements, Change Order Process, insurance, bonding, etc.)
• Separate and disseminate contract scope documents to applicable field leadership
• Maintain a Contract Notice & Deliverables List identifying milestone commitments and any documentation requirements
• Ensure review of any revised contract documents for potential change orders (include scope drawings)

Subcontract and Procurement Management:

• Manage subcontractor selection, negotiations, performance, and closeout.
• Oversee procurement, material buyouts, and equipment needs in coordination with field teams.

Experience

• 7 or more years of experience as a construction project manager in industrial or mechanical construction
• Successful management up to 4 direct reports

Hours

This position is a full-time salaried position. The schedule can vary based on the project requirements (typically 50 hours/week).

Travel

Travel as needed. Typically up to 1 week per month.
