Job Description Summary This position performs technical and mechanical work to ensure the physical aspects of buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Job Description Property Type: Stabilized Unit Count: 556 Schedule: Tuesday‑Saturday; On call required; 9 am‑6 pm (subject to change depending on business needs). Requirements: 1‑2 years of maintenance experience; skills in HVAC, pool, unit turn, and plumbing required; experience with Yardi required. Essential Responsibilities Complete assigned work orders from resident requests and preventative maintenance by diagnosing defects, making repairs, and following established policies, procedures, safety standards, and code requirements. Carry out the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, procurement of supplies, completion of maintenance tasks, and inspection of finished work. Follow procedures to acquire and return materials, supplies, equipment, and tools, tracking inventory use and notifying supervisors of re‑ordering needs. Document service requests accurately and promptly so they can be tracked. Assist in maintaining grounds, common areas, and amenities—collect trash, wash breezeways and pool areas, perform general cleaning, and paint curbs and signage as needed. Support cost‑cutting and expense control by repairing rather than replacing parts when feasible and using tools and equipment correctly. Other Responsibilities Attend and participate in routine safety meetings, complete required OSHA and other safety training, and report accidents promptly. Inspect contractor, vendor, and service provider work periodically to verify quality, scope, and specifications. Service Technician Responsibilities Conduct routine and periodic property inspections to identify safety and risk‑management concerns and communicate these to management. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry, and crawl as needed for extended periods. Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Move weights up to 25 pounds independently and up to 50 pounds with assistance. Travel occasionally for training, meetings, or assistance at other properties. Maintain a flexible schedule, including evening, weekend, and holiday calls. Required Licenses or Certifications EPA Type 1 and II or Universal certifications for refrigerant recycling (for Certified Service Technicians). All state and local jurisdictional certifications as required. Valid driver’s license to operate a golf cart on property when applicable. The pay range for this position is $24.00–$26.00 per hour (Grand Terrace, CA). Additional Compensation Corporate Positions: Eligibility for a quarterly or annual bonus program based on individual and company performance. Onsite Property Positions: Eligibility for weekly, monthly, and/or quarterly bonus programs.
