Job Summary

The Field Superintendent is a crucial role responsible for performing work at construction properties, verifying the quality completion of work assigned to vendors, liaising with vendors to ensure they reasonably keep to internal construction schedules, working with inspectors to ensure completed renovations pass occupancy, managing and maintaining company equipment and inventory, etc. 

Work performance duties include but are not limited to basic carpentry, finish plumbing, finish electrical, basic HVAC, appliance installation, punch occupancy inspection, handyman, and maintenance work.

Other construction related duties include but are not limited to supervising 3rd party vendors on job sites, ensuring the timely and correct completion of assigned work scopes, uploading verification pictures and videos, liaising with existing 3rd party vendors and outreach to new potential vendors, updating construction schedules, walking properties entering construction to gather information, and completing 3D scans.

This role will primarily be construction focused but will be expected to back up maintenance as needed. Field Superintendents will report directly to the project management team in Saint Louis.

Key Responsibilities

On-Site Oversight:

• Supervise day-to-day construction operations. Ensure projects are executed according to approved plans, specifications, and timelines.
• Perform construction work as assigned by Project Managers.
• Enforce quality control measures to ensure that workmanship meets or exceeds project standards and building codes.
• Conduct regular inspections to identify and address construction defects or deviations from plans.
• Coordinate with subcontractors and laborers and ensure job site readiness for scheduled work.
• Meet with inspectors for utilities and occupancy.
• Notify Project Managers of any issues on job sites that would cause delays or changes in scopes of work.

Documentation Management:

• Maintain accurate photographic records of project progress.

Communication:

• Serve as a point of contact for the local teams of subcontractors, and vendors.
• Collaborate with the project management team, maintenance team, architects, engineers, and other stakeholders to address project needs and resolve issues.

Qualifications

• Equipment: Must own basic construction and maintenance tools.
• Vehicle: Must have a valid driver’s license, full use of a personal vehicle, and adequate automobile insurance. A copy of your Motor Vehicle Record (MVR) will be required.
• Travel: Must be comfortable spending a majority of most workdays driving and/or in the field at multiple job sites.
• Education: High school diploma required; college degree preferred.
• Experience: Minimum of 2 years of experience in any of the following fields: Construction, field maintenance, handyman, HVAC specialist, or related fields.
• Skills:
• • Proficiency with project management software.
  • Strong organizational skills, specifically with problem management, multitasking, and time-management.
  • Proficiency in Microsoft Office Suite, especially Outlook and Excel.
  • Excellent communication and interpersonal skills.
  • Knowledge of general code requirements for residential property construction.
  • Team player with a strong work ethic.

  • Specific vision abilities include close vision and color vision.

Preferred Qualifications

• Experience using CRMs and Construction Management software.
• Experience with cloud storage services.
• HVAC Certification, Contractor’s License, or any other relevant certifications.
• Experience working in the Real Estate industry.

• • This is a non-exempt position, so it does qualify for overtime.

Schedule

• Monday through Friday, 8 AM to 5 PM, with some flexibility. Occasionally some after hours and weekend work may be needed to meet maintenance needs or project goals.
