Part-Time Onsite Apartment Manager – 27 Units

Live Rent-Free in a 1-Bedroom Apartment + $666.53 Monthly Pay

Location: Clark Drive, Los Angeles, CA 90048 (Between W 3rd St. and Burton Way)
Schedule: Monday–Friday | Part-Time | 20 Hours/Week

Los Angeles Property Management Group (LAPMG) is seeking an experienced Part-Time Onsite Apartment Manager to oversee a well-maintained 27-unit residential property in Los Angeles.

This position requires a professional, organized, and responsive individual who can effectively communicate with residents, coordinate property operations, and work closely with ownership and LAPMG.

Manager’s Unit – Important Housing Requirement

The manager’s housing arrangement is a required part of this position and will change when the designated Studio manager’s unit becomes available.

• At the start of employment, the manager will occupy the currently available 1-bedroom apartment located on the 3rd floor.
• The 1-bedroom apartment is the initial manager’s unit only.
• When the designated Studio apartment becomes available at any time during employment, the manager will be required to relocate from the 1-bedroom apartment to the Studio apartment.
• Once the Studio apartment becomes available and the relocation occurs, the Studio apartment will be the manager’s sole designated manager’s unit.
• The manager will perform the position’s onsite administrative duties from the manager’s unit. LAPMG will provide a company laptop, printer, ink/toner, and necessary office supplies.

What You’ll Be Doing

• Oversee the day-to-day operations of the 27-unit property.
• Conduct regular property walks and report, coordinate, and follow up on maintenance and repair needs.
• Communicate professionally and effectively with residents in both English and Spanish.
• Coordinate with contractors and follow up to ensure authorized work is completed properly.
• Show available units and assist with leasing activities, including processing applications and rental agreements in accordance with applicable requirements.
• Help maintain clean, safe, and organized common areas.
• Communicate and coordinate closely with property ownership and LAPMG regarding property operations and resident matters.
• Perform other onsite property-management responsibilities consistent with the position.

Required Qualifications

• Minimum 2 years of recent, continuous onsite apartment management experience within the past 2 years.
• Working knowledge of applicable Fair Housing requirements.
• Ability to communicate effectively and professionally in both English and Spanish for resident and property-related communications.
• Proficiency with Microsoft Word, Excel, and email; AppFolio experience preferred.
• Strong communication, organization, follow-through, and problem-solving skills.
• Ability to work independently while coordinating effectively with ownership, LAPMG, residents, and vendors.
• Experience with rent-controlled properties preferred.
• Ability to perform the essential functions of the position, including light cleaning and other routine onsite property-related tasks.

Monthly Compensation & Benefits

• Hourly rate: $18.42
• Total taxable earnings, including housing credit: $1,620.96
• Housing (Manager’s Unit): The manager will begin employment in the currently available 1-bedroom apartment on the 3rd floor. When the designated Studio apartment becomes available at any time during employment, the manager will be required to relocate from the 1-bedroom apartment to the Studio apartment. The Studio apartment will then become the manager’s sole manager’s unit.
• Manager’s unit value: $954.43 per month, applied as a rent credit.
• Remaining payroll pay: $666.53 monthly.
• Paid in 2 equal paychecks of $333.26 each (CA deductions applicable).
• Paydays: 6th and 21st of every month (via ADP payroll).
• Cell phone reimbursement: $30 per month.
• 1 assigned underground parking space.
• Paid time off: 10 vacation days (40 hours), 6 sick days (24 hours), and 6 holidays (24 hours).
