TITLE: Building Automation and HVAC Systems ManagerDEPARTMENT: Capital Planning and Facilities ManagementREPORTS TO: Director, Capital Planning and Facilities ManagementCLASSIFICATION: Staff-12 monthsEFFECTIVE DATE: TBDSTANDARD WORK HOURS: 37.5 hours per weekLOCATION: On-Site Main CampusEMPLOYMENT STATUS: Full-Time EMPLOYMENT CLASSIFICATION: ExemptJOB SUMMARY: Under the general direction of the Director of Capital Planning and Facilities Management, the Building Automation and HVAC Systems Manager provides leadership, administration, and oversight of the University's Building Automation System (BAS), HVAC control systems, and related building management technologies. The position is responsible for supervising assigned skilled trades personnel, coordinating vendors and contractors, planning preventive and deferred maintenance programs, supporting capital improvement projects, monitoring building system performance, and ensuring the efficient, safe, and reliable operation of campus mechanical systems. The position exercises independent judgment in planning work, establishing priorities, evaluating system performance, coordinating resources, and ensuring compliance with applicable codes, regulations, and University policies. This position requires a regular, reliable, and consistent on-campus presence to effectively perform supervisory, operational, and administrative responsibilities and is not suitable for remote work except as approved in accordance with University policy.ESSENTIAL JOB FUNCTIONS:Provides administration, oversight, and long-term management of the University's Building Automation System (BAS) and HVAC control systems serving campus facilities.Develops and implements preventive, predictive, and deferred maintenance programs for building automation systems, HVAC equipment, and related infrastructure.Coordinates maintenance, installation, repair, troubleshooting, upgrades, and replacement of building automation equipment and associated control systems.Monitors building system performance and analyzes operational data to improve energy efficiency, equipment reliability, occupant comfort, and system performance.Supervises assigned skilled trades employees engaged in building automation, HVAC controls, and related maintenance activities.Coordinates and monitors the work of contractors, consultants, vendors, and service providers performing building automation and HVAC-related work.Assists with planning, coordinating, and overseeing capital improvement and renovation projects involving mechanical systems and building automation technologies.Conducts facility assessments and prepares recommendations regarding system upgrades, equipment replacement, deferred maintenance priorities, and capital improvements.Develops reports regarding equipment performance, maintenance activities, energy usage, system deficiencies, and operational recommendations.Collaborates with the Facilities Trades Manager and other Facilities personnel to coordinate maintenance activities affecting campus operations.Supports development and implementation of campus energy management initiatives and building optimization strategies.Ensures compliance with applicable building codes, environmental regulations, OSHA requirements, manufacturer specifications, and University policies.Maintains effective working relationships with faculty, staff, contractors, vendors, consultants, and other campus stakeholders.Maintains a regular, reliable, and consistent on-campus presence to effectively perform the essential functions of the position.Performs other duties as assigned.KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:Comprehensive knowledge of building automation systems, HVAC controls, energy management systems, and commercial mechanical equipment.Knowledge of HVAC systems, electrical controls, pneumatic and digital control systems, mechanical equipment, and related building infrastructure.Knowledge of building codes, OSHA regulations, environmental requirements, and industry standards applicable to facilities operations.Knowledge of preventive maintenance principles, capital project coordination, and facilities management practices.Ability to supervise, train, mentor, and evaluate employees.Ability to coordinate contractors, vendors, consultants, and multiple maintenance activities.Ability to analyze operational data, identify system deficiencies, and develop practical solutions.Strong organizational, analytical, problem-solving, and project management skills.Strong interpersonal and communication skills.Ability to establish and maintain effective working relationships with faculty, staff, contractors, vendors, consultants, and external agencies.Proficiency with computerized building automation systems, computerized maintenance management systems (CMMS), Microsoft Office applications, and related software.Ability to prepare technical reports and recommendations.SUPERVISORY RESPONSIBILITY:Provides direct supervision of assigned skilled trades employees and oversees contractors and vendors performing building automation and HVAC-related work.OTHER DUTIES:Performs other related duties as assigned to support the mission and strategic goals of the UniversityQUALIFICATIONS: High school diploma or GED is required.Minimum of five (5) years of progressively responsible experience in building automation systems, HVAC controls, facilities maintenance, mechanical systems, or a closely related field.Supervisory experience is preferred.Experience administering commercial building automation systems and energy management systems is preferred.An associate's or bachelor's degree in Engineering Technology, HVAC Technology, Facilities Management, Construction Management, or a related field is preferred.LICENSING AND CERTIFICATIONS:Valid driver's license.Must maintain an acceptable driving record in accordance with University requirements.Building Automation System, HVAC, or related industry certifications are preferred.Additional trade licenses or certifications relevant to building automation and mechanical systems are preferred.WORKING CONDITIONS:Work is performed in office, mechanical room, construction, and outdoor environments and requires frequent interaction with employees, contractors, vendors, and members of the campus community.Frequent walking, standing, climbing stairs and ladders, inspecting equipment, and accessing mechanical spaces are required.Occasional lifting and moving of equipment or materials weighing up to 25 pounds may be required.Work may involve exposure to varying weather conditions, noise, dust, mechanical equipment, electrical systems, confined spaces, and other conditions associated with facilities operations.Occasional evening, weekend,
