GENERAL DESCRIPTION OF POSITION

  • Performs skilled work in maintaining, operating, and repairing of all campus buildings and facilities. Inspect, repair, install, and maintain physical facilities requiring skilled mechanical and trade work. Performs work in the inspection, repair, construction and documentation of all work, systems, and hazardous conditions pertaining to HVAC units and their control systems.
  • Responsible for maintaining and repairing all HVAC/Refrigeration equipment and controls in all campus buildings. Includes all boilers, chillers, heat pumps, packaged units, cooling towers, VAV/VVT units, steam systems and refrigeration equipment. Responsible for operation, calibration and maintenance of all building control systems, including pneumatic, electric and DDC. Knowledge in Niagra, Mitsubishi, Pelican, Johnson, Compass and Daikin controls is preferred.
  • Will maintain detailed logs of all preventive maintenance and repair activities. The emphasis is on preventive maintenance.

ESSENTIAL FUNCTIONS/MAJOR RESPONSIBILITIES

  • Respond daily to safety and emergency situations regarding students, faculty, and staff.
  • Replace all air filters and fan belts on a scheduled basis.
  • Scheduled inspection, adjustment and calibration of all equipment and controls as per manufacturers' recommendations.
  • Respond to comfort complaints (i.e., too hot, too cold, odors, etc.).
  • Maintain preventive maintenance logbook and services histories on each piece of equipment.
  • Annual calibration of all pneumatic controls.
  • Clean and service all kitchen refrigeration equipment as needed.
  • Keep all other engineers and campus community informed of work being performed that may impact their living, teaching, or work area.
  • May lead or instruct other workers as required.
  • Ability to work with outside contractors following all University procedures and reporting procedures.
  • Operate hand and power tools in a skilled manner; fabricate material and equipment.

SECONDARY FUNCTIONS

  • Perform other related duties as required by the Facilities Engineering Supervisor, Lead Engineer or Director of Facilities and Safety Management.
  • Perform other related duties as assigned.

JOB SCOPE

The job operates within established parameters; however the individual is responsible for making recommendations and having input on decisions that relate directly to their area of expertise.

Qualifications

EDUCATION AND/OR EXPERIENCE

  • Minimum of 5 years of overall related facilities working experience.
  • 5 years overall HVAC/Refrigeration experience (in all aspects of repair and maintenance).
  • 3 years experience with pneumatic control systems.
  • 2 years experience with DDC control systems.
  • 2 years experience with boilers, chillers, cooling towers and packaged units.
  • Licensure required: Oregon Building Codes Division issued LME or LEB Electrical and Universal CFC Refrigeration.
  • Ability to be on-call for emergencies, evenings, weekends, holidays.
  • Excellent oral and written communication skills
  • Excellent customer service skills
  • Experience with minor air balancing a plus.
  • Ability to work in all kinds of weather, noise, odor, dust and temperatures.
  • Valid Oregon Drivers License.
  • Experience with computer-based PM programs is desired.

  • Demonstrates ability to work in a team environment.
  • Ability to interpret and follow written schematics and blueprints.
  • Good communication and customer service skills and the ability to communicate with a diverse campus population.
  • Able to complete a University Drivers Safety Course as well as other OSHA required training programs.
  • This role requires a strong commitment to workplace safety and the adherence to all established safety protocols. This includes, but is not limited to, proper use of personal protective equipment, reporting unsafe conditions, participating in safety training and actively promoting a culture of safety within the team. Failing to adhere to safety regulations can have serious consequences, including disciplinary action.
  • Comfortable working at heights of up to 50 ft. using ladders scaffolds and high lifts.
  • Able to work in confined spaces.
  • Must be able to lift 40 lbs. on a regular basis.
  • Ability to stoop, bend, crouch frequently for prolonged periods.

WORKING CONDITIONS

Exposure to varied indoor and outdoor working and weather conditions on a regular basis. May be required to work weekends or overtime when needed.
