Maintenance Director

Job Description HallKeen Management has an opening for an experienced and motivated Maintenance Director to oversee all maintenance responsibilities for a 120-unit Project Based Section 8 property located in Berlin, NH. Responsibilities Manage the maintenance budget and oversee vendor contracts. Establish and adhere to a preventative maintenance schedule. Ensure timely turnover of units and meet turnover time requirements. Obtain competitive bids for work needed on site and manage vendor performance. Prepare the property for HUD, state, and other regulatory inspections. Participate in on‑call emergency rotations after hours and weekends. Supervise a staff of Maintenance Technicians and handle day‑to‑day maintenance operations. Handle daily service requests, appliance replacements, fixture maintenance, and cosmetic repairs. Inspect apartments, buildings, and grounds; replace smoke detectors, circuit breakers, outlets, and perform painting, screen replacement, and snow removal. Maintain inventory, collaborate with the Property Manager on budgeting, and perform other duties as needed. Requirements Minimum 5 years of property maintenance experience and prior supervisory experience. Strong organizational skills, ability to multi‑task, and results‑driven mindset. Experience with residential maintenance software, Microsoft Word, Excel, and email communication. Working knowledge of OSHA safety practices, grounds maintenance, plumbing, heating, and electrical systems. Ability to work within a budget and take ownership of all maintenance responsibilities.
