We are looking for an experienced Area Construction Manager to join our team in the Huntsville, Alabama area. Position Summary:

To manage the Builder function for a specified geographic area in accordance with company policies, processes and governmental regulations while assuring that homes are completed on schedule.

Essential Functions: Core duties or tasks fundamental and not marginal to the performance of the job.

1. Communicate the company strategy, policies, and procedures to Production Team.
2. Plan, organize, or direct activities concerned with the construction of new homes.
3. Monitor and manage cost and variance levels.
4. Work with Construction Managers and Trade Relations Manager to ensure adequate Trade Partner base
5. Ensure that construction work meets applicable building codes, scope of work documents, contract documents and construction drawings
6. Quality assurance of model homes.
7. Confer with construction managers, contractors, vendors or trades to discuss and resolve matters, such as work procedures, complaints, or construction problems.
8. Help to resolve any issues with buyers, sales teams, trades and municipalities.
9. Inspect or review projects to monitor compliance with building and safety codes, or other regulations.
10. Develop or implement quality control programs.
11. Inspect or review projects to monitor compliance with environmental regulations (erosion control).
12. Investigate damage, accidents, or delays at construction sites to ensure that proper construction and safety procedures are being followed.
13. Monitor compliance to construction schedules and delays with a focus on mitigating delays to keep at a minimum
14. Work with Construction Managers to ensure that Lot Listings are accurate and current
15. Establish, maintain and manage “Build Order” within each community- this will require collaboration with Sales and Land departments
16. Identify challenging lot conditions and create solutions before building starts.
17. Inspect construction on a regular basis to ensure the work conforms to specifications, budget and schedule.
18. Complete and maintain The Lot Matrix for all communities.
19. Ensure lot fits of plans for the Lot Matrix and keep updated as new lots come on line.
20. Monitor Customer Satisfaction ratings and address issues as needed
21. Monitor construction permit status on new starts to ensure house can start on schedule
22. Management Responsibilities to include:
    • Set and communicate realistic job expectations
    • Add lot acceptance from land to construction
    • Monitor job performance of direct reports, address performance issues
    • Coach and develop team
    • Keep upper management informed as to Construction Managers’ workload
    • Provide Construction Manager training (i.e. scheduling and SMART software)
    • Promote collaboration and teamwork
    • Interview and help select new construction candidates for team
    • Participate in new Construction Manager training as needed
    • Manage assignment of Construction Managers to communities
    • Display a positive attitude to keep team morale high

Minimum Job Requirements:

Education : College degree in construction management or related field and/or minimum 10 years related experience with a mixture of residential construction and managerial experience.

Licenses or Certifications:

• 10 Hour OSHA Certified Hazard Recognition (must be completed within first 6 months in job position)

Knowledge Required:

• Extensive knowledge of established construction and maintenance practices, procedures and techniques as well as applicable building codes.
• Knowledge of residential scheduling.
• Familiarity with a wide range of equipment and tools. Proficiency in skilled construction, maintenance and repair tasks.

Experience : 5 years management and construction experience

Computer Skills : Microsoft Office, Internet
