Project Manager (Luxury Residential) Location: Orange County, CA Compensation: ~$130K–$170K base + bonus Overview A design-driven real estate development firm is seeking a Project Manager to lead the delivery of ultra-high-end luxury residential projects across Orange County. This is an owner-side / development role, requiring a hands‑on professional who can manage both preconstruction and construction execution across highly complex, architecturally driven estates. Projects include ground‑up custom homes and full‑scale luxury remodels with values typically ranging from $50M to $100M+. Key Responsibilities Act as Owner’s Representative, managing projects from early planning through final delivery Lead preconstruction efforts, including: Budget development and cost oversight Consultant and design team coordination Entitlements and permitting processes Oversee construction execution, ensuring alignment with schedule, budget, and design intent Manage and coordinate: Architects, engineers, and consultants General Contractors and subcontractors Review and manage: Budgets and cost reporting Change orders and contractor performance Provide solutions to complex design and construction challenges Maintain strong communication with high-net-worth clients and stakeholders Ensure project delivery meets the highest standards of quality, detail, and execution Requirements 7–15+ years of experience in construction or development project management Direct experience with ultra-high-end custom residential projects Proven experience delivering: Ground‑up luxury estates Major high‑end residential remodels Experience working on projects in the $50M+ range strongly preferred Strong understanding of: Preconstruction and entitlement processes Construction execution and field operations Ability to manage both design-driven environments and active construction Experience working with high-net-worth clientele Preferred Background Experience in: Owner’s rep or developer-side roles OR strong GC-side PM experience on high-value luxury estates Background working in markets such as: Newport Coast Laguna Beach Beverly Hills Malibu / Westside LA Ability to operate in a high-expectation, detail-driven environment #J-18808-Ljbffr
