Development Project Manager (Data Center Construction TFO)

Job Summary The Development Project Manager (Data Center Construction TFO) leads and manages the design, preconstruction, and construction activities for data center projects at QTS. The role coordinates with facilities, contractors, designers, engineers, commissioning agents, vendors, and operations staff, ensuring projects are delivered on time and within budget. Responsibilities Manage multiple projects on campuses, maintaining updated budgets, schedules, and status reports. Create and communicate monthly program and project status updates for executive level reviews. Develop a master development program for sites, including campus design solutions and capital budgets. Handle entitlement and permitting for assigned site projects. Implement multi‑phased site development plans to meet time, budget, and quality standards. Write scopes of work, participate in procurement, and prepare project cost estimates. Evaluate and level pricing proposals for design, construction, and commissioning services. Work with procurement team on equipment acquisition and delivery processes. Coordinate submittals with site stakeholders. Monitor and update project budgets and cost-to-date versus overall budget. Establish project schedules and manage teams to ensure on‑time completion. Review and approve monthly contractor pay applications. Review change‑order requests, negotiate pricing, and maintain records. Establish site construction security procedures with the security team. Develop and communicate product deployment plans with QTS staff. Collaborate with Sales Engineers and Product teams to support custom deal solutions. Maintain relationships and act as liaison with key QTS stakeholders. Represent QTS interests in OAC meetings. Create and build relationships to support QTS’s leadership in data center real estate. Aid in due diligence for potential new sites as needed. Partner with the internal development team to improve project management processes. Required Qualifications Bachelor’s degree in Science, Engineering, or equivalent professional experience. Minimum five years of professional experience in commercial construction practices and procedures, including management of Lump Sum, Construction Management @ Risk, and Design Build project delivery from concept through close‑out. Proficient with Microsoft Office suite, especially PowerPoint for executive communication and Excel for budget management. Ability to travel up to 25% of the time. Preferred Skills MBA or Master’s in Engineering, Management, or related field. Experience delivering mission‑critical data center facilities. Extensive experience managing MEP trades.
