Can you run a renovation from first scope to final punchlist and keep every piece of paperwork moving along the way?

We're a busy, high-end residential general contractor looking for an experienced Project Manager to run our projects, and the paperwork and office work behind them, from start to finish in an office-based role.

We're looking for someone who understands how construction works, is comfortable juggling a lot of moving parts at once, and is the person who makes sure nothing falls through the cracks.

While our sweet spot is bathroom and kitchen renovations, our work ranges from smaller maintenance and repair projects to full-scale high-end residential renovations. We're not building NYC skyscrapers.

You'll work closely with the owner, field teams, and subcontractors.

You need to arrive with proven project management experience in residential renovation, a firm command of the paperwork it takes to start, run, and close a job, sound judgment, and the initiative to independently run your jobs.

WHAT YOU'LL OWN

Project Management & Accountability

Serve as the primary person responsible for the successful execution of assigned projects. Anticipate and resolve scheduling, budget, subcontractor, and construction issues before they affect project progress. Make day-to-day project decisions independently and escalate only significant business, legal, or financial matters to ownership.

Lead assigned projects from initial scope through construction and final punchlist closeout, including everything that has to be in place before work can start. Build and maintain schedules, coordinate subs, suppliers, and field teams, and identify problems before they cause delays and propose solutions. Keep the owner informed of status, risks, and anything that needs the owner’s attention.

Scopes, Estimates & Costs
Review scopes, drawings, and specs to understand the work required. Get and evaluate subcontractor pricing, and prepare take-offs, estimates, proposals, and change orders. Maintain responsibility for project budgets, forecasting, cost control, and financial reporting throughout the life of the project. Track budgets and costs through construction.

Documentation & Closeout
Identify, secure and track the paperwork each job needs: building approvals, DOB permits and filings, insurance certificates, and signed subcontractor agreements, through to close-out. Know at any moment what’s still outstanding on each job.

Running the Office Side of Your Jobs
Answer the phones and inbox, order materials, and maintain complete, organized files on every job.

You're accountable for every assigned project from start to finish. You own and lead the workflow, including every piece of paperwork a job requires. A part-time bookkeeper handles the accounting side. Everything else on your jobs is yours, so nothing depends on someone else remembering.

WHAT WE'RE LOOKING FOR

• 3+ years as a Project Manager on residential renovation projects, ideally with a small to midsize general contractor, managing multiple jobs from start to close-out
• Hands-on experience getting renovation jobs started: building approvals, permits, insurance certificates, and subcontractor paperwork, with many moving parts open at once
• Solid understanding of construction sequencing, trades, and subcontractor coordination
• Able to read construction drawings and specs, and work comfortably with schedules, budgets, and accounting software 
• Clear, professional communication with clients, subs, suppliers, and coworkers
• Comfortable being your own support: you answer your own inbox and phones, order your own materials, and keep your own files

The ideal candidate can also do take-offs and estimating. If you haven't done that before, the owner will train you. Expeditor-office experience is a plus.

You'll run your own jobs with direct access to the owner and no layers between you and the decisions. He's an experienced GC who has built a successful business serving discerning residential clients in NYC for 35+ years, and you'll be close to the estimating, costs, contracts, and client relationships behind it.

COMPENSATION & LOCATION

• $35-55/hour, depending on experience
• Full-time, office-based in Yonkers
• Occasional jobsite visits in NYC and surrounding areas
