Maintenance Technician IISPRINGS VILLAGE APTS - Sonoma, CA 95476Salary Range $26.00 - $28.00 HourlySummary: The Maintenance Technician II is responsible for oversight of the daily maintenance of assigned apartment complexes and is expected to have advanced knowledge of general facilities maintenance. Under the general direction of the Maintenance Supervisor, a Maintenance Technician II will complete work orders received by the resident manager at assigned properties. It is possible for an assignment to one particular property but assignments are at the sole discretion of management. A Maintenance Technician II may be reassigned and/or rescheduled based on the needs of properties managed by Burbank Housing.The Maintenance Technician II is expected to work independently and according to Burbank Housing core values, established procedures and policies. The MT2 reports directly to the Maintenance Supervisor and is responsible for the day-to-day planning and implementation of maintenance tasks. The following is a list of typical tasks the MT2 will be required to perform. This list is meant to be representative of the skills required for this position but does not constitute a complete list of tasks or skills.Ability to follow instructions, read and interpret equipment manuals, technical bulletins etcAbility to interpret and complete work orders using Burbank systems and proceduresComplete knowledge of Burbank procedures and policiesUse safe work practices and follow Burbank safety policies and proceduresMaintain, troubleshoot and perform basic repairs to HVAC systemsMaintain, troubleshoot and repairs kitchen appliancesMaintenance and troubleshooting of electrical, plumbing, and other building related systemsInterior and exterior paintingBasic to intermediate carpentryJanitorial maintenanceLandscape, trash enclosure and grounds clean upS/he may be tasked to assist the Maintenance Department with training of Maintenance Technician I and TraineesCleaning vacant unitsUse of power tools such as, but not limited to, power washers (3000 PSI), electric drills, plumbing power snakes, electric saws, sanders etcFull unit turnovers following established Burbank ProceduresCommunity Room Floor buff and waxMeasuring, removing and installing window coveringsReplacement of exterior light bulbs, draining water heaters and checking water pressure levelsFirst story gutter cleaningReplacement of door locks and replacement or copying keysExterior touch-up painting and all interior paintingParking lot cleaning as neededIdentify Maintenance related issues and bring it to on-site management's attentionOff-hour on call availability for emergenciesOther duties as assignedQualificationsKnowledge, Skills, and Experience:Must be self-starting, self-motivated, detail-oriented, well-organized, and sensitive to the needs and concerns of residents and staff.Ability to work cooperatively and effectively with a diverse group of people (residents, vendors, and employees).Ability to assess a project and/or task and estimate the time needed to complete said task.Strong time management skills and ability to multi-task.Ability to prioritize projects and communicate with Maintenance Technicians and Maintenance Supervisors.Ability to meet quality standards for repairs and services.Ability to read, interpret, and complete work orders written in English.Ability to troubleshoot and problem-solve.Ability to work independently.Ability to use emails to communicate with others and to learn and use work-related applications such as timekeeping (Paycom), work order management (Yardi), etc.Familiarity with, or ability to quickly learn, basic office and clerical procedures and equipment.All Maintenance employees are required to provide their own vehicle to travel to and from work, as well as between properties as necessary to complete assigned tasks.Language Skills: Ability to read and interpret work orders. Ability to effectively communicate information and to receive and interpret directions in the English language. Ability to provide status of the work being done and to document completed work orders and/or any follow-up required in English.Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, decimals, percentages, and ratios.Reasoning Abilities: Ability to interpret contracts, budgets, government regulations and professional journals. The employee is required to work inside and outside in inclement weather and may be required to walk over uneven ground. Employees may be required to drive a motor vehicle or other motorized cart and must maintain a Class C California Driver's License in good standing.The employee is required to work safely and anticipate hazards, to request training if the safe use of equipment is unknown, to wear appropriate personal protective equipment when hazards require such as respiratory protection when paint-spraying, working in dusty conditions, etc. See Respiratory Protection Program Guidelines.Work Environment: The noise level in the work environment varies from moderate to high.Supervisory Responsibilities: NonePosition type and work schedule:This is a full-time position. The work schedule is Monday-Friday, from 7:30am – 4pm, with ½ hour meal period. This is an onsite position.
