The Occupancy & Compliance Specialist plays a key role in managing all phases of the leasing process for income-restricted properties—from applicant outreach to lease signing.

You’ll ensure compliance with all affordable housing program requirements, including HUD, LIHTC, and local housing authority guidelines, while providing excellent service to applicants and residents.

This position works closely with our Leasing, Compliance, and Marketing teams to support day-to-day occupancy operations and maintain accurate, organized records.

Key Responsibilities

• Collect and verify applicant income, assets, and household information
• Prepare and send third-party verification forms
• Collaborate with leasing and property management teams to ensure smooth move-ins
• Monitor compliance with federal, state, and local housing regulations (HUD, LIHTC, Section 8)
• Support applicants and residents with certifications, renewals, and occupancy questions
• Assist with audits, reporting, and compliance-related administrative tasks
• Maintain accurate, secure resident files—both current and archived
• Partner with internal departments to ensure consistent compliance practices

Qualifications

• LIHTC Certification or demonstrated knowledge of affordable housing programs (HUD, LIHTC, Section 8)
• Strong customer service, communication, and administrative skills
• Working knowledge of Fair Housing regulations
• Excellent attention to detail and organizational skills
• Ability to manage multiple priorities and meet deadlines
• Proficiency in Microsoft Office (Word, Excel, Outlook)
• Bilingual a plus
