A well-managed mortgage loan can make an important financial milestone feel clear, dependable, and less stressful for a member. As a Mortgage Construction and Post-Closing Specialist, you will help protect the member experience and Truliant by keeping construction draws, loan conversions, closed-file reviews, investor delivery, and final documentation accurate and on schedule. You will support residential mortgage loans through both the construction and post-closing phases. Working with members, builders, Mortgage Loan Officers, closers, servicing teams, closing agents, investors, and document custodians, you will keep projects and loan files moving while maintaining accurate records, meeting deadlines, and resolving outstanding conditions.

Day to day, you'll:

• Own construction-loan administration, including project setup, inspections, title updates, draw calculations, approvals, borrower and builder communication, maturity tracking, and construction-to-permanent conversion documentation.
• Review closed loan packages for accuracy, execution, disclosure timing, compliance, and investor eligibility, then coordinate shipping, delivery, suspense clearing, mortgage insurance, MERS or eNote requirements, and timely loan purchase.
• Manage trailing documents, reconciliations, member communications, audit support, and pipeline follow-up while partnering across Mortgage, Servicing, Finance, vendors, and investors to resolve issues and protect deadlines.

You will succeed in this role if you combine deep mortgage-operations knowledge with careful review, consistent follow-through, and confident communication. You can manage multiple deadlines without losing accuracy and know when to research, resolve, or escalate an issue.

Required Experience:

• 5+ years of related experience in mortgage lending operations and/or quality control.
• 5+ years of mortgage post-closing experience, including delivery to multiple investors.
• 5+ years of experience with Encompass or a similar loan origination system, MERS and MERS eRegistry, eNotes, and eVaults.

Required Skills:

• Working knowledge of mortgage origination, real estate lending, construction lending, funding, post-closing, shipping, investor delivery, underwriting guidelines, loan documentation, and audit review processes.
• Ability to review loan packages and supporting documents for accuracy, completeness, proper execution, regulatory compliance, disclosure timing, and investor or custodian eligibility.
• Ability to calculate and reconcile draws, proceeds, purchase advice, first payments, premiums, fees, and related general-ledger activity, then research and resolve discrepancies.
• Ability to manage changing priorities, time-sensitive pipelines, trailing documents, lock expirations, and multiple partner requests with strong organization and follow-through.
• Clear written and verbal communication with members, builders, closing agents, investors, vendors, auditors, and internal partners, along with intermediate proficiency in Microsoft Excel and Word.

Education/Certifications:

• High school diploma or equivalent.
• NMLS number or the ability to meet the requirements to obtain one.
• Ability to meet credit union bonding requirements.

You should also be comfortable working independently with minimal supervision, protecting confidential information, shifting priorities as business needs change, and escalating concerns with sound judgment and urgency.

You don't need to check every box, but here's what will help you thrive in this role:

• Bachelor's degree in Business or Finance, or equivalent mortgage experience.
• Hands-on familiarity with Fannie Mae and Freddie Mac selling and delivery systems, investor platforms, mortgage insurance activation, government loan requirements, or document-custodian processes.
• Experience supporting residential construction lending, construction draw administration, or construction-to-permanent loan conversions.
