Project Manager, Workplace Facilities

Role Summary The Project Manager works closely with Real Estate, Design, Operations, and Purchasing managers to lead facilities construction projects, ensuring all financial, administrative, contractual, and technical aspects of multiple projects are executed as required. Facilities may include R&D spaces, office space, conference rooms, teams’ rooms, cafes, restrooms, public and employee entrances, logistics facilities, and other amenity spaces. The primary function of the Project Manager is to provide construction-related services reporting directly to the Lead Construction Workplace Facilities Manager. The Project Manager is the primary contact for each assigned project and actively collaborates with project Real Estate, Design/Architecture, Operations, and Security Managers. Responsibilities Develop work plans and oversee the performance of general contractors, and occasionally direct trade subcontractors and/or vendors. Oversee the work for compliance with schedule, budget, quality, safety, and overall conformance with the contract documents. Project responsibility covers concept, design, construction, and operations (warranty & maintenance). Initiate and lead the creation of contractor and vendor RFP documents with purchasing managers, attend job walks and selection/award review meetings. Establish and/or review contract documents and manage procurement, pre‑bid conferences, and evaluations. Coordinate activities with other Rivian staff, departments, and public agencies. Resolve field construction problems in coordination with the design team, engineering staff, third parties, and other agencies as necessary. Chair progress meetings, complete status reports, and deliver presentations as required. Communicate project health (budget, schedule, quality) to Rivian leadership via an in‑house program/dashboard. Recommend policy and procedure improvements. Assist in negotiating with contractors regarding design changes, construction work scope, and schedules. Support a quality audit program, oversee contractor corrective actions, and ensure a quality project conforms to plans and specifications. Monitor and/or resolve claims, suggest ways to mitigate impacts, and develop workarounds. Support Rivian safety vision and comply with all safety rules, policies, and procedures. Qualifications Lead projects “the Rivian way,” providing professional influence and exemplifying respect, leadership, collaboration, commitment, vision, and teamwork. Ability to effectively solve problems and conflicts. Ability to plan, coordinate, and provide leadership in the execution of complex, fast‑paced, and/or unorthodox construction projects. Ability and desire to “dive” into the details of highly technical construction projects, such as those in R&D lab spaces. Knowledge of theory, principles, and practices of engineering. Knowledge of design‑build project delivery methodology. Ability to manage multiple projects and issues effectively. Ability to support and provide a “customer service mentality” for multiple internal stakeholders effectively. Ability to assess the operational effectiveness of contractors. Possesses written and oral communication skills to support decisions and recommendations, including the ability to communicate with leadership. Conduct meetings and provide effective leadership to project team members. Develop and manage budgets within established parameters. Ability to analyze and interpret technical materials accurately and effectively, including engineering drawings and specifications. Effective in making objective decisions. Demonstrated interpersonal skills. Ability to work with construction contractors, vendors, and consultants. Demonstrated analytical skills. Ability to organize large amounts of information into digestible, visual forms of communication. Education and Experience A bachelor’s degree in engineering, architecture, or construction management is preferred, or a similar number of years of experience in the field with at least five years of experience managing construction projects of similar size and complexity. Physical Demands The physical demands associated with the duties and responsibilities described herein are representative of those that must be met by an employee to successfully perform this job. This includes the ability to spend extended hours walking construction sites and traveling to different project sites and offices. Work Environment The work environment described herein is representative of those an employee may encounter while performing this job. The Project Manager will be based at a regional office, visit job site locations, and attend meetings at multiple offices. Exposure to the outdoors, dust, high noise levels, and hot and cold weather is likely. The use of personal protective equipment is mandatory. Pay Disclosure The salary range for this role is USD $107,000–$133,800 for California–based applicants. This is the lowest to highest salary we believe we would pay for this role at the time of this posting. An employee’s position within the salary range will be based on several factors, including, but not limited to, specific competencies, relevant education, qualifications, certifications, experience, skills, geographic location, shift, and organizational needs. The successful candidate may be eligible for an annual performance bonus and equity awards.
