Facilities Manager

Averill Hospitality is seeking a Facilities Manager tojoin our Team, Salary DOE. PRINCIPLERESPONSIBILITIES AND POSITION PURPOSE: The Facilities Manager oversees thefunctioning, maintenance and safety of the Averill Hospitality facilities andis responsible for supporting the Maintenance teams in planning, coordination,and execution of maintenance activities at all locations. MAIN DUTIES ANDRESPONSIBILITIES: Supports maintenance, custodial, and groundsteams across multiple locations Develops and assists in implementingpreventive maintenance schedules for HVAC, refrigeration, roof systems,equipment, energy management and other hotel systems Supports proactive identification offacility opportunities, issues and risks through analytics and managementroutine Assists in coordinating projects such asrenovations, repairs, and equipment upgrades within budget and time constraints Ensures compliance with environmental,health, and safety regulations Supports regional strategy and performancegoals, aligning with corporate leadership Coordinates with property managers and staffto address operational issues Monitor budgets and expenditures formaintenance and projects Mentors and coaches property level staff,ensuring team performance aligns with organizational goals Ensure uninterrupted operation of criticalbuilding systems including HVAC, electrical, plumbing, transportation,fire/life safety, building automation systems, utility infrastructure, andsupport systems Assists in researching and negotiating withvendors for cost-effective solutions Conducts inspections and quality reviews ofmaintenance work to ensure facilities meet safety, operational and companystandards SPECIFIC JOBKNOWLEDGE, SKILLS, AND ABILITY Ability to communicate effectively verbally,in writing, and over the phone, with Staff, Senior Management team members, andOwnership. Excellent leadership, interpersonal andproblem-solving skills. Ability and willingness to adhere to allAverill Hospitality policies and ensure departmental personnel compliance. Strong knowledge of building systems,maintenance management and budgeting. Valid driver’s license Must maintain a positive influence in thecommunity and positive relations with area vendors. Respectably approaches others, reacts wellunder pressure, treats others with respect and consideration regardless ofstatus or position, accepts responsibility for own actions, follows through oncommitments. SUPPORTIVE FUNCTIONS In addition to the performance of theessential functions, this position may be required to perform a combination ofthe following supportive functions, with the percentage of time performing eachfunction to be solely determined by the Owner based upon the company’sparticular requirements. Participate in industry organizations. Maintain an open line of communicationbetween guests, employees, and management. Assist in any other duties as needed. Thisposition may be required to perform other and additional duties assigned by theOwner. ORGANIZATIONALRELATIONSHIPS Positions directly reporting to thisposition (titles): Regional reporting for all properties PHYSICAL REQUIREMENTS PHYSICAL ACTIVITYFREQUENCY Sitting - Frequent Walking, climbing stairs - Constant Crouching/Bending/Stooping - Frequent Reaching - Constant Grasping - Constant Pushing/Pulling - Frequent Near Vision - Constant Far Vision - Constant Hearing - Constant Talking - Constant Lifting/Carrying (20 lbs.) - Frequent Travel - Frequent QUALIFICATIONSTANDARDS EDUCATION Bachelor’s degree in Facilities Management,Engineering, Business Administration, or a related field (or equivalentexperience) EXPERIENCE/ LICENSESOR CERTIFICATES 3-5 years of hands-on facilities managementexperience. Experience in the hospitality industry is anasset. Understanding of building operations andmaintenance to include: Mechanical, electrical, plumbing (MEP)systems HVAC, fire safety, and security systems Preventive maintenance planning, repairs,and inspections SCHEDULE / HOLIDAYS/PTO: This position requires regular, reliable,and punctual attendance. The Regional Facilities Manager is expected to usuallykeep a 5-day-a-week schedule but adjust as needed according to business needs;for example, a 6-day week may be required during peak business periods. A workweek of up to 50 hours per week can be expected. However, it can be more orless, depending on business needs. Working evenings, weekends, and holidays maybe required. Holidays and PTO are in accordance with the AH Exempt Employeepolicies as outlined in the Employee Handbook. Typically, PTO will not bepermitted during June 15 - September 15 and December 15 - January 5. NOTICE: Standing, bending, stooping, and liftingweights up to and including 50 lbs. may be required. The hospitality businessfunctions seven (7) days a week, twenty-four hours a day.
