Job Description
The Building Engineer performs a wide range of maintenance and repair tasks across commercial office properties. This role responds to maintenance requests, provides HVAC support, coordinates with third-party vendors, and ensures building systems operate safely and efficiently. The successful candidate is a proactive problem-solver with strong technical abilities and a commitment to delivering high-quality service to building occupants.
Responsibilities

• Respond to and complete all maintenance requests within approximately 48 hours, unless specific circumstances require additional time.
• Provide HVAC-related support, including replacing filters, reviewing Building Automation Systems, adjusting temperatures, and assisting with general HVAC troubleshooting.
• Coordinate with third-party vendors for complex trade work and specialized repairs, ensuring timely and quality service.
• Repair and replace locks, adjust door hardware, and perform general carpentry tasks as needed.
• Troubleshoot plumbing issues and perform minor plumbing repairs, such as changing seatings and unclogging drains and toilets.
• Replace and install light bulbs, lamps, shields, ballasts, and other lighting components throughout the facility.
• Replace or install carpet squares and vinyl floor tiles to maintain flooring quality and appearance.
• Perform minor painting work, including touch-ups and small-scale projects, to keep interior spaces in good condition.
• Use hand tools and mechanical equipment safely and effectively to carry out maintenance and repair tasks.
• Support general building and facility maintenance, including drywall repairs, cleaning, and basic construction-related tasks.
• Assist with preventive maintenance activities on building systems and equipment to reduce downtime and extend asset life.
• Interpret and work from blueprints and technical documentation when required for maintenance or installation work.
• Collaborate with colleagues, vendors, and building occupants to resolve maintenance issues and ensure a positive customer experience.
• Maintain organized work practices, manage multiple tasks simultaneously, and document completed work as required.

Essential Skills

• Proven experience in commercial maintenance or a similar building maintenance role.
• Strong knowledge of HVAC systems, plumbing, electrical, carpentry, and general maintenance procedures.
• Ability to troubleshoot and resolve maintenance issues effectively and efficiently.
• Experience with Building Automation Systems and building access software is a plus.
• Proficiency in basic carpentry and sheet rock (drywall) repair techniques.
• Strong organizational and time-management skills, with the ability to handle multiple tasks simultaneously.
• Excellent communication skills and a customer-focused attitude.
• Ability to work independently and as part of a team.
• Relevant certifications or technical training in HVAC, plumbing, electrical work, or related fields are preferred.

Additional Skills & Qualifications

• Hands-on experience with electrical, plumbing, HVAC, and general mechanical repairs.
• BG in facility and building maintenance within commercial office environments.
• Knowledge of boilers, pneumatics, and hydraulics is beneficial.
• Ability to read and interpret blueprints and construction documents.
• Mechanical aptitude and comfort working with a variety of hand tools and power tools.
• Experience with preventive maintenance programs and facilities maintenance workflows.
• Skills in painting, drywall repair, and general carpentry for interior maintenance.
• Experience with cleaning, installation tasks, and general labor in a facilities context.

Work Environment
This role is based in commercial office buildings, working directly within occupied facilities. You will spend most of your time on-site, moving between mechanical rooms, office spaces, and common areas to perform maintenance and repairs. The environment involves regular use of hand tools, mechanical equipment, and building systems such as HVAC, electrical, plumbing, and Building Automation Systems. Work may include tasks in interior spaces, utility areas, and occasionally more industrial building zones, requiring attention to safety procedures and proper use of tools and equipment.
Job Type & Location
This is a Contract to Hire position based out of Saint Louis, MO.
Pay and Benefits
The pay range for this position is $28.00 - $32.00/hr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
