Community Manager Responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Manages all phases of operations including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, supervises all aspects of the property and staff to ensure compliance with Asset's policies and procedures, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities Personnel Management Regular/daily onsite attendance required Screen, hire, train, coach, and develop on-site staff; use consistent techniques & company directives Ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly/daily office & maintenance staff schedules and assignments Address performance problems, document, communicate with supervisor and HR, terminate appropriately when necessary Promote harmony and quality job performance through support and effective leadership Ensure staff compliance with Company policies and procedures Financial Management Achieve the highest possible net operating income through effective cost control and revenue & leasing improvement; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor timely receipt and reconciliation of deposits, rent collections, and charges Monitor timely receipt, reconciliation, and coding of all vendor invoices Ensure property closeout completed on time and ownership financial reports accurate Strategic Leasing Management Develop yearly marketing plan and utilize marketing strategies & systems Ensure staff leasing techniques effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems accurate and up-to-date Deal with resident complaints, concerns, and requests to ensure resident satisfaction Develop and implement resident retention programs (resident functions, special promotions, monthly newsletter, etc.) Effectively show, lease, and move in prospective residents Administrative & Maintenance Management Ensure all administrative & leasing reporting accurate, complete, and submitted on time Lead emergency team; ensure proper response and handling of emergencies within guidelines to minimize liability Manage excellent customer service, monitor service request turnaround and responsiveness of maintenance staff Maintain property appearance and ensure repairs completed timely (regular inspections and tours) Plan for and utilize property resources, equipment, and supplies economically (obtaining bids/pricing from vendors, dealing with inadequate service) Give direction to and monitor maintenance, construction, rehabilitation activities; ensure quality and expediency (walk units to ensure make-ready and work orders completed) Education & Experience High School Diploma or equivalent; Bachelor’s degree preferred or four-year experience in housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to understand and perform all on-site software functions; basic computer skills required Must have basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regular communication with others, repeated motions for wrists, hands, fingers; accuracy, neatness, thoroughness required; ability to work overtime, weekends, night hours (emergencies) Frequently required to remain stationary, often standing or sitting for prolonged periods, move around to accomplish tasks or move from one worksite to another Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools; move self into different positions; work in overhead positions; reach; adjust or move objects of up to 25 lbs; lift and place objects up to 25 lbs Operate machinery or power tools; operate motor vehicles or golf carts; inspect objects; work in extreme temperatures; work in outdoor environments; work in small and/or enclosed spaces; traverse flat and non-flat terrain; be exposed to hazardous chemicals License / Equipment Must have reliable transportation due to emergency on-call requirement Benefits & Compensation Compensation decisions based on skill set, background, training, certifications, and experience Comprehensive total rewards package includes benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, commission and performance bonuses when applicable; paid sick days and company holidays for full-time employees Salary Range : $27 per hour to $30 per hour This job description is a guide of expected duties and is neither complete nor permanent.
