General Position Overview: The RMT is the Facilities Manager’s regional field leader and the first line of technical and operational support for assigned sites. This position owns day to day regional maintenance execution, directs and develops Site Maintenance Technicians, provides vacancy coverage, leads onboarding, resolves complex repairs, coordinates vendors, and ensures preventive maintenance and work order standards are met. The RMT is expected to manage routine regional maintenance independently and escalate only significant safety, compliance, operational, financial, or capital issues.

General Accountabilities include:

• Safety and food safety:  Follow and enforce all safety, food safety, food defense, environmental, and company requirements. Complete at least one documented near miss each month and ensure actual hazards, incidents, and/or damage, is documented and reported when identified.
• Regional leadership: Review SMT priorities, schedules, attendance, workload, and follow up. Resolve routine regional issues, provide documented coaching when expectations are not met, and immediately escalate significant safety, food safety, compliance, downtime, financial, legal, or capital concerns.
• Vacancy coverage, hiring, and onboarding: Provide hands on coverage and domicile at sites without an SMT (Site Maintenance Technician) while SMT position is filled. Participate in candidate. Remain involved until the new SMT completes the established onboarding requirements and demonstrates the ability to manage the site independently.
• Off-hours support: Participate in the rotating after hours and weekend schedule. Respond to assigned calls, complete initial triage, coordinate the appropriate site or vendor response, document the event, and escalate emergencies when required.
• Productivity and work order accuracy: Review scheduled hours against labor charged to work orders. Ensure work orders contain accurate labor, comments, parts, purchases, failure details, asset links, status, and completion notes. Address missing time and incomplete documentation when identified.
• Preventive maintenance and work control: Ensure all your teams assigned PMs are completed within the month they generate unless an approved exception is documented. Audit PM execution, require corrective work orders for deficiencies, and update tasks, frequencies, job plans, and asset records when needed.
• Technical and facility support: Diagnose complex failures, document the root cause, and coach SMTs through troubleshooting. Provide on site support when required and perform authorized electrical, plumbing, mechanical, HVAC, dock equipment, building envelope, and general facility repairs.
• MHE and forklift support: Perform and support authorized forklift and MHE troubleshooting and repair, battery and charger work, and tire pressing. Document repairs and use qualified vendors when work exceeds internal training, authorization, or available equipment.
• Vendor coordination: Define the required scope, obtain and compare quotes, help SMT coordinate service, verify completed work, ensure SMT documentation and follow up are complete, and authorize routine costs only within delegated limits. Loop in Facilities Manager when vendor involvement exceeds pre-determined delegated limits, contracts, or recurring services.
• Regional readiness: Maintain required regional tools, parts, and equipment. Track recurring part needs, establish standard stock where appropriate, and identify repairs that can be completed internally instead of through outside vendors.
• Communication and administrative accountability: Participate in weekly site maintenance meetings and verify that SMTs are prepared to run the meeting. Ensure SMTs monitor Outlook, respond to maintenance related messages during the same business day, maintain accurate calendars, respond to meeting invitations, and attend meetings prepared and on time.
• Perform other duties consistent with the responsibilities and authority of the position.

Skills Required:

• Demonstrated ability to troubleshoot and complete authorized repairs involving electrical, plumbing, mechanical, HVAC, dock equipment, MHE, and general building systems.
• Demonstrated ability to identify root causes, develop repair plans, prioritize work across multiple sites, and explain the technical basis for repair and escalation decisions.
• Demonstrated ability to assign work, train SMTs, verify competency, document coaching, and address missed performance expectations.
• Ability to prepare vendor scopes, compare quotes, verify completed work, identify deficiencies, and confirm invoices match the approved scope.
• Ability to use eMaint to review labor, work order details, asset links, PM completion, corrective work, purchases, backlog, and technician productivity.
• Ability to use Outlook, Excel, Teams, and assigned business systems to respond to communications, maintain schedules, participate in meetings, and provide required reporting.
• Ability to interpret manuals, diagrams, equipment documentation, manufacturer requirements, and scopes of work.
• Ability to communicate work status, risks, technical findings, expectations, and corrective actions in written and spoken English.

Physical Requirements:

• Ability to stand, walk, climb, bend, lift, twist, carry, and work throughout warehouses and refrigerated environments.
• Ability to safely access roofs, mechanical rooms, docks, and warehouse equipment; lift up to 50 lbs.; and use required tools and personal protective equipment.

Prerequisites:

• Valid driver’s license, acceptable driving record, and ability to travel throughout the assigned region, including overnight stays.
• At least five years of multi trade industrial, warehouse, facility, or MHE maintenance experience, or an equivalent combination of technical education and experience.
• Demonstrated experience with electrical, mechanical, plumbing, dock equipment, warehouse machinery, forklifts/MHE, batteries, chargers, HVAC, or similar systems.
• Ability to participate in rotating after hours and weekend support.
• Trade licenses, technical certifications, forklift/MHE training, OSHA training, or refrigeration experience are preferred.

Performance Measurements:

• Safety and compliance: Required near misses are completed monthly, near misses and hazards are reported when identified, and safety, food safety, and compliance corrective actions are completed by their assigned due dates.
• Labor accountability: Scheduled hours for yourself and your team match labor charged to work orders except for documented and approved exceptions. Missing time and incomplete entries are corrected when identified.
• PM completion: All assigned PMs are completed within the month they generate unless an approved exception is documented. PM audits confirm the work was performed, required readings and comments were entered, and deficiencies generated corrective work orders.
• Critical work control: The daily critical work order report contains no unaddressed items. Any item remaining open has an assigned owner, current status, next action, and expected completion date.
• Work order performance: Monthly open, closed, repeat, and aging work order totals meet documented regional targets. Work orders exceeding the established aging limit contain a current reason, next action, responsible person, and completion date.
• Work order and asset accuracy: Audited work orders contain complete labor, comments, purchases, parts, asset links, failure details, status, and completion information for the RMT and assigned SMTs.
• Technical and vendor results: Repeat failures receive documented root cause review and corrective action. Vendor work is supported by an approved scope, quote or authorization, service documentation, and verification of completion.
• Regional execution: Routine maintenance, technical escalations, vendor coordination, vacancy coverage, and onboarding are completed without unnecessary Facilities Manager involvement. New SMTs complete the required onboarding and competency checklist before being released to independent site responsibility.

Communication and administration:  Required reports, meeting updates, calendar responses, annual reviews, coaching documentation, and maintenance related emails are completed within established deadlines. Attendance and after hours responsibilities are met according to schedule
