Overview We are seeking an experienced Maintenance Technician to join our team at Weatherholt Apartments. Weatherholt Apts. is a community of 40 apartments with a mix of one, two and three bedroom units.

JOB BRIEF

The Maintenance Technician is responsible for maintaining the physical integrity of the community. This involves ensuring a safe, secure, and comfortable living environment for residents, visitors and staff. The Maintenance Technician will carry out assigned duties in a safe manner and other duties as requested by the Manager and/or Maintenance Supervisor.

FUNCTIONS OF THE JOB

Conduct all business in accordance with Company policies and procedures, state and federal laws such as EPA, OSHA, ADA, and Fair Housing. Be knowledgeable of EPA and OSHA regulations governing the storage and management of hazardous materials (solvents, flammables, caustics, refrigerants). Constantly observe property conditions and immediately report vandalism, damage, suspicious activity and unsafe conditions to the Manager; initiate corrective actions when possible. SCHEDULE AND PERFORM ROUTINE PREVENTIVE MAINTENANCE on all appropriate equipment as directed by the Maintenance Supervisor or Manager, and maintain all tools in excellent condition. MOSTLY AWARE OF PRACTICAL SAFETY PRECAUTIONS, DOCUMENt ALL WORK AS PER WORK ORDER POLICY. Diagnose and perform minor and routine maintenance/repair tasks involving a broad range of systems: electrical and plumbing (water lines, hot water heaters), A/C and heating systems, appliances, stairs, gates, fences, patios, railings, tile, carpet, flooring, masonry, siding, roofing, downspouts, gutters, interior and exterior lights, ceiling fans, gas lines, fixtures, appliances, shutters, doors, cabinets, windows, sliding glass doors, boiler, gas and electric, door locks, P.O. boxes, security systems, drywall, plaster, paint, pool areas, pool furniture, duct work for furnaces or A/C bonnets, sheet metal, metal ducts, hanging interior/exterior doors, lock re‑keying and key making, inspecting and coordinating make‑ready repairs, reporting major repairs and requisitions, performing area clean‑up, removing and transferring heavy appliances, assisting in moving abandoned furniture to disposal, securing maintenance shops and storage areas, monitoring inventory levels, keeping grounds neat, monitoring utility cut‑offs and sewer cleanouts, reporting for emergency snow removal, and performing any additional duties as assigned. Document all work performed daily according to company policy. Supervisory Responsibilities This job has no supervisory responsibilities. Scheduling/On Call Requirements Required to be available for after‑hour emergency calls on a rotating on‑call basis and to report for snow removal. Employees must attend an in‑house maintenance training program. Education and/or Experience High school diploma or GED required. One‑year certificate from college or technical school, or Three to six years of related experience and/or training, or Equivalent combination of education and experience. Present information effectively in one‑on‑one and small group settings to customers, clients, and employees. Write inventory maintenance, requisitions, requests, and required maintenance reports. Mathematical Skills Add, subtract, multiply, and divide using whole numbers, common fractions, and decimals. Requirements Certificates, Licenses, Registrations Valid Driver’s License. Valid current auto liability insurance and vehicle access. EPA Certification or working toward HVAC certification. Driving/Traveling Requirements Frequent need (33–66% of the time) to use personal transportation to pick up replacement parts and supplies from vendors and to travel to various locations within the property; on‑call status requires rapid travel to assigned property. Must have a valid driver’s license, reliable transportation, and automobile insurance.
