Part-Time Building Maintenance Technician (5–7 hrs/week)

Location : Ballwin, MO

Pay : $20–$30/hr (based on experience)

We are hiring a Part-Time Building Maintenance Technician for a ~25,000 SF office/retail property in Ballwin. This role is ideal for someone with prior experience maintaining commercial buildings who wants a small, steady weekly schedule, with the flexibility to handle occasional after-hours emergencies if they arise.

Responsibilities:

· Perform routine building walkthroughs

· Perform basic landscaping (pulling/spraying weeds, adding mulch, etc.)

· Change light bulbs/ballasts, replace ceiling tiles, touch-up common-area paint

· Minor plumbing and electrical fixes (simple repairs only)

· Keep mechanical rooms clean and organized

· Remove trash/debris from parking lot; apply sidewalk salt during winter

· Meet and provide access to vendors (HVAC, plumbing, elevator, fire safety, etc.)

· Monitor building systems and report issues (HVAC units, roof drains, electrical panels, etc.)

· Assist tenants with simple requests (lights out, small adjustments, etc.)

· Respond to occasional urgent issues, including rare after-hours calls

Qualifications:

· 3–5+ years in building maintenance, construction, or facilities preferred

· Basic understanding of commercial plumbing, electrical, mechanical, and roofing components

· Professional and friendly with tenants

· Able to climb ladders, lift 30–40 lbs., and walk the property

Timing: Immediate
