Position Overview
We are seeking a detail-oriented Estimator to join our preconstruction team. The Estimator will prepare accurate, competitive cost estimates and bid proposals for commercial, retail, residential, and hospitality projects. This role supports the business by analyzing drawings and specifications, performing quantity takeoffs, soliciting and evaluating subcontractor and supplier bids, and identifying value-engineering opportunities to ensure profitable, buildable proposals.

Key Responsibilities

• Prepare detailed cost estimates and quantity takeoffs from drawings and specifications for commercial, retail, residential, and hospitality projects.
• Develop complete bid proposals including scope breakdown, material and labor costs, subcontractor pricing, and contingency allowances.
• Solicit, evaluate, and negotiate subcontractor and supplier bids; build and maintain relationships with trade partners.
• Collaborate with preconstruction, project management, design, and operations teams to clarify scope, resolve discrepancies, and identify cost-saving opportunities.
• Perform value engineering and constructability reviews to reduce cost while preserving project intent and quality.
• Maintain and update cost databases, unit price libraries, and historical project data to improve estimate accuracy.
• Prepare bid summaries, bid comparisons, and risk assessments to support go/no-go decisions.
• Attend client and internal meetings, present estimates, and respond to owner or architect questions during the bidding and negotiation phases.
• Ensure estimates comply with contract terms, codes, and permitting requirements; document assumptions and exclusions.
• Support post-bid activities including scope reconciliation, buyout support, and project closeout cost verification.

Qualifications

• Bachelors degree in Construction Management, Civil Engineering, or related field, or equivalent experience preferred.
• Minimum 3-5 years of estimating experience in commercial construction; experience with retail, residential, and hospitality projects strongly preferred.
• Proven track record in preconstruction and bidding processes, with strong quantity takeoff and takeoff software experience (e.g., Bluebeam, PlanSwift, On-Screen Takeoff, ProEst, Sage Estimating).
• Proficient with Microsoft Office (Excel in particular) and experience managing cost databases or estimating libraries.
• Strong analytical and math skills, with an ability to read and interpret drawings, specifications, and building codes.
• Excellent written and verbal communication skills; comfortable presenting estimates and negotiating with subcontractors and clients.
• Detail-oriented, organized, and able to manage multiple bids under tight deadlines.
• Knowledge of construction means and methods, scheduling impacts, and risk identification.
• Valid drivers license and ability to visit project sites as required.
• Familiarity with construction, estimator responsibilities, preconstruction workflows, and experience across commercial, retail, residential, and hospitality sectors.
