Reports To: Vice President of Acquisitions Direct Reports: None Department: Acquisitions Location: Newport Beach, CA FLSA Status: Exempt Position Status: Full-Time Work Schedule: Monday - Friday 8 am - 5 pm - subject to change based on project assignments/deadlines Base Salary Range: $80,000 - $85,000 Travel: 0-10% Job Summary Westport Properties, Inc. is seeking a Real Estate Analyst to support underwriting for acquisitions within our growing self-storage investment platform. This role is intentionally designed for individuals who are energized by analytical depth, financial modeling, and rigorous underwriting, not for candidates looking to transition into front-facing deal sourcing or business development down the road. The Analyst will work closely with our CIO, CFO, and acquisitions team, with core responsibilities centered on financial modeling, due diligence analytics, investment evaluation, transaction coordination, asset management, and precedent transaction tracking. This is a role for someone who genuinely enjoys spending the majority of their time in spreadsheets, research, structured problem-solving, and AI-powered workflows. What You'll Do Build, refine, and maintain financial models to underwrite new acquisition opportunities. Support due diligence processes through analysis, modeling, and organization of key materials. Assist in the preparation of investment memoranda and analytical materials for internal and external stakeholders. Perform market research, competitive analyses, demand studies, and budgeting for new self-storage projects. Develop a deep understanding of properties, markets, and deal structures to support better decision-making. Support asset management activities following close. Produce ad hoc reports and analysis as requested by the home office and various departments. Leverage AI tools to automate repetitive tasks, accelerate research, and improve the quality and speed of deliverables. Use AI to assist in drafting investment memos, summarizing due diligence materials, and synthesizing large data sets into clear insights. Identify and implement new AI-powered workflows that make the team more efficient across underwriting, reporting, and asset management. Qualifications Education / Experience Bachelor’s degree in Real Estate, Finance, Economics, or related field. 0 - 2 years of experience in real estate underwriting, investment analysis, banking, private equity, or a similar analytical role. Strong foundation in cash flow analysis, valuation, and financial modeling. Skills High proficiency in Excel and demonstrated experience using AI tools to improve work product and efficiency. Exceptional attention to detail, organization, and time management in a fast-paced environment. Strong written and verbal communication skills and the ability to distill complex data into clear, actionable insights. Comfortable working independently across flexible environments (office, home, etc.).
