Property Manager – Tax Credit Community | Fort Myers, FL

Certified Apartment Staffing is seeking an experienced Property Manager for a Tax Credit community in the Fort Myers, FL area.

We are looking for a strong, hands-on Property Manager who understands Tax Credit compliance, can navigate a challenging community, and is comfortable stepping into a property with high resident and staff turnover . This is an opportunity for someone who can bring stability, structure, accountability, and consistency to the community.

Key Responsibilities

• Oversee the day-to-day operations of the apartment community
• Manage leasing, renewals, collections, resident relations, and property performance
• Maintain compliance with LIHTC/Tax Credit regulations and requirements
• Manage and monitor occupancy, delinquency, budgets, and financial performance
• Handle resident concerns and difficult situations professionally and effectively
• Lead, coach, and hold onsite staff accountable
• Work closely with maintenance and vendors to ensure property standards are maintained
• Complete inspections and ensure curb appeal and overall property conditions are maintained
• Maintain accurate property records and documentation
• Utilize Yardi for property management, reporting, resident, and operational functions
• Implement processes that improve retention, stability, and overall community performance

Qualifications

• Previous Property Manager experience required
• Tax Credit/LIHTC experience required
• Yardi experience required
• Experience managing a high-volume or challenging community strongly preferred
• Strong knowledge of Fair Housing and property management regulations
• Proven ability to manage staff and hold teams accountable
• Strong communication, organization, and problem-solving skills
• Ability to remain professional and composed in difficult resident situations
• Must be dependable and able to provide consistent, steady leadership
