Maintenance Supervisor

Overview Under the direct supervision of the Community Manager, the Maintenance Supervisor is responsible for overseeing all aspects of facility maintenance, renovation, and repair. The role involves organizing, monitoring, and supervising maintenance operations; performing technical tasks related to community maintenance; managing physical integrity of the community; scheduling work orders; preparing new apartments for occupancy; and completing ongoing maintenance projects. Reporting To Community Manager Primary Duties And Responsibilities Providing excellent service to residents, guests, employees, and contractors Overseeing the maintenance staff and ensuring proper safety training, equipment use, and adherence to policies and procedures Providing training to staff so they can fill‑in as needed Scheduling work orders Maintaining the community effectively while following budget guidelines Overseeing completion of routine service requests within 24 hours Completing service request records and informing the Community Manager of any resident or property maintenance issues Developing a maintenance and cleaning schedule for all community areas including common areas, amenities, breezeways, parking lots, and entrances Keeping the maintenance shop organized, clean, and maintaining an accurate inventory of equipment; communicating to the Manager when new supplies or equipment are needed Purchasing all maintenance supplies in accordance with budgeted guidelines Adhering to all government policies including OSHA and EPA guidelines Reviewing work with all outside contractors prior to completion Maintaining operations and response plans for issues such as asbestos, lead, radon, and mold On-call for maintenance emergencies 24 hours per day, 7 days per week (or as scheduled) All other miscellaneous duties as assigned Requirements Minimum Qualifications Associate degree (A.A.) or equivalent from a two-year college or technical school; or two years related experience and/or training; or equivalent combination of education and experience 2 years hands-on experience in the installation, maintenance, troubleshooting, and repair of building mechanical systems, including HVAC, plumbing, and electrical systems Basic computer skills to enter and retrieve data and program access gates and systems via the computer EPA Certification (HVAC) Type 1; Universal preferred City and/or State certification requirements met if applicable (e.g., pool operations, maintenance, electricians) Certified Apartment Maintenance Technician (CAMT) preferred Knowledge, Skills, and Abilities Required Working knowledge of electrical, plumbing, HVAC, and basic construction Ability to read, analyze, and interpret technical procedures and governmental regulations; write reports, business correspondence, and procedure manuals Effective presentation of information and responding to questions from managers, clients, customers, and the public Problem-solving skills and ability to interpret various instructions in written, oral, diagram, or schedule form Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume Ability to read and understand operating statements and budgets Professional demeanor resulting from prior maintenance experience Excellent customer service, communication, and listening skills Ability to lead, manage, and train others Team-player skills and interaction with others Organized and detail-oriented Patient, even-tempered, and works well under pressure Effective time management skills Confidentiality maintenance Follow directions from a supervisor and understand posted work rules and procedures Accept constructive criticism Basic hand tools and personal protective equipment Ability to climb ladders, reach, and lift and carry heavy loads Working Conditions Work is performed in indoor and outdoor field environments; travels from site to site; exposure to dust, grease, noise, fumes, noxious odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditions. Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods; stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and perform repetitive hand movements in the performance of daily duties; climb unusual heights on ladders; lift, carry, push, and/or pull moderate to heavy amounts of weight; operate assigned equipment and vehicles; and verbally communicate to exchange information. Possible to work long hours and odd schedules (weekends). Requires normal range of vision to complete work Requires mobility (i.e., climb stairs/ladders) to access all areas Requires hearing and speech to communicate with residents, vendors, supervisors, and employees regularly Will require repetitive motion of hands/wrists while using basic maintenance hand tools Requires the ability to lift up to 50 pounds Must be able to stand, walk, and climb stairs for extended periods of time Must be able to bend, stoop, and move as required to complete tasks Must be able to work flexible hours, often beyond normal business hours including weekends, when necessary #J-18808-Ljbffr
