Community Manager - Wild Oak

Job Description Summary This role manages the day‑to‑day operations of an assigned property, including managing team members, daily activities, and resources to achieve established budgeted financial and operational goals while ensuring compliance with policies and laws. Responsibilities Provide input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns. Meet target revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports. Approve invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed. Control expenditures by staying within budget constraints and managing the petty cash fund. Oversee lease enforcement processes: approve residential applications, handle discounts and renewals, conduct apartment inspections, follow notice requirements, evict residents, and collect late fees and other charges as allowable. Gather, analyze, and interpret market and economic trends and implement marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction by responding to complaints, questions, and requests promptly and resolving service issues. Ensure maintenance team compliance with standards for responding and completing resident service requests. Conduct regular property inspections and take actions to maintain property safety, cleanliness, and appearance. Supervise property staff: interview, hire, orient, train, and manage performance in accordance with company policies. Assist in managing client/owner relationships by meeting with owners, touring property, providing updates, and responding to owner requests. Complete accounting, financial, administrative, and other reports and perform other duties as assigned. Qualifications 4–6 years minimum of relevant experience demonstrating application of property management, sales, marketing, and customer service background. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented and self‑motivated, able to work independently, lead, and collaborate. Specialized Skills All relevant licenses/certifications required by state and local jurisdictions. Valid driver’s license to drive a golf cart on property; all staff authorized to drive must also have a valid license. Proficiency in internet, word processing, spreadsheet, and database programs for reports and employment documents. Strong proficiency using property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills for hiring, leading, directing, evaluating, and managing team members including maintenance specialists. Travel / Physical Demands Office environment with occasional exposure to outside elements. Ability to access all exterior and interior parts of the property and amenities. Must be able to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and 50 pounds with assistance. Routine local travel may be required for bank deposits, training, outreach events, or other tasks. Compensation and Benefits Additional Compensation: Base salary plus eligibility for quarterly, monthly, or weekly bonus programs depending on corporate or onsite position.
