Director of Development, Construction, and Capital Projects Position SummaryThe Director of Development, Construction, & Capital Projects is responsible for leading SAL Management Group's facility growth strategy from concept through completion. This role oversees new development opportunities, property due diligence, municipal approvals, land acquisition, entitlements, construction project management, capital improvements, major renovations, and owner-requested facility enhancements across the company's portfolio of assisted living communities. Working closely with executive leadership, ownership groups, architects, engineers, municipalities, contractors, and operations teams, this individual ensures projects are completed safely, on schedule, within budget, and in alignment with SAL's mission of providing exceptional environments for residents and team members. Primary ResponsibilitiesDevelopmentIdentify potential sites for future assisted living communitiesPerform preliminary feasibility analysisCoordinate due diligence activitiesManage entitlement, zoning, and permitting processesBuild relationships with municipalities and planning departmentsCoordinate utility providers and infrastructure planningPresent project updates to executive leadership and ownershipDesign & Pre-ConstructionLead architects and engineering consultantsReview plans for operational efficiencyCoordinate value engineering opportunitiesAssist with budgeting and estimatingReview construction documents for constructabilityCoordinate state licensing requirements related to building designConstructionServe as owner's representative during constructionManage general contractors and subcontractorsConduct regular project meetings and site walksMonitor schedules and budgetsApprove change ordersTrack project risks and resolve issuesEnsure quality standards are maintainedExisting CommunitiesOversee major remodels and renovationsManage capital improvement projectsCoordinate vendor selection and biddingDevelop annual capital improvement plansAssist operations with large maintenance projects beyond normal facility maintenanceVendor & Contractor ManagementDevelop preferred contractor relationshipsNegotiate contractsEvaluate contractor performanceEnsure compliance with safety standardsManage warranty workFinancialDevelop project budgetsTrack expendituresForecast capital needsReport project status to executive leadershipRecommend cost-saving opportunities Ideal BackgroundCommercial constructionHealthcare constructionAssisted living or senior housingMultifamily developmentHospitalityGeneral contractorOwner's representativeProject executiveConstruction managementCivil/site development  QualificationsBachelor 's degree in Construction Management, Civil Engineering, Architecture, Business, or related field preferred7-10+ years of commercial construction or development experienceExperience managing multiple projects simultaneouslyStrong understanding of municipal permitting and entitlement processesExperience with healthcare or senior living preferredAbility to travel to project sites throughout Utah and surrounding statesExcellent negotiation, communication, and leadership skills Personality TraitsSince this person will interact with cities, owners, architects, contractors, and your operations leaders, I'd look for someone who is:Highly organizedComfortable making decisionsCalm under pressureStrong negotiatorRelationship builderFinancially mindedAble to balance detail with big-picture thinkingAccountable and self-directed
