CONSTRUCTION PROJECT MANAGER
Pay Range: $125,000-135,000/year DOE Overview The Construction Project Manager leads the procurement, budgeting, scheduling, and execution of Habitat Greater San Francisco's new construction and acquisition‑rehabilitation projects. The role ensures projects are delivered safely, on schedule, within budget, and in alignment with Habitat's quality standards and mission. Your Impact The Project Manager serves as primary liaison between Habitat's Construction, Real Estate Development, Finance, Homeowner Services, and Executive teams, coordinating subcontractors, field staff, volunteers, consultants, vendors, and future homeowners. The Project Manager provides regular project updates to leadership, conducts routine site visits, and manages multifamily residential construction projects from preconstruction to closeout. Primary Responsibilities Preconstruction: Review designs, develop budgets, schedules, procurement plans, and risk assessments; prepare bid packages and solicit subcontractors. Project Controls and Delivery: Maintain budgets, schedules, and forecasting tools; collaborate with superintendents; monitor performance; conduct site visits; manage procurement and sustainability requirements. Contract Administration: Prepare, negotiate, and administer subcontract agreements, purchase orders, change orders, and other contracts; maintain contract compliance; approve invoices; manage monthly draw process. Project Documentation and Closeout: Manage project records in Procore; track RFIs, submittals, permits; coordinate permits and regulatory approvals; prepare turnover materials and complete closeout activities. Leadership and Organizational Support: Supervise superintendents and field staff; provide project reporting; foster collaboration; contribute to planning and strategy; represent Habitat professionally. Other Duties: As assigned. Minimum Qualifications Bachelor's degree in Construction Management, Engineering, Architecture, or related field; equivalent experience acceptable. Minimum five years of experience managing residential or multifamily construction projects. Experience developing, managing, and forecasting complex construction budgets and schedules. Strong understanding of multifamily construction methods, building systems, and delivery processes. Ability to read, interpret, and coordinate construction drawings and related documents. Proficiency with Procore, Microsoft Project, and Microsoft Excel. Excellent written and verbal communication skills. Strong organizational, analytical, and problem‑solving skills with attention to detail. Ability to manage multiple projects and competing priorities. Successful history of building relationships with public agencies, consultants, subcontractors, vendors, and stakeholders. Valid California driver's license and ability to travel to project sites in Marin, San Francisco, and San Mateo Counties. Background check clearance per state and county law. Preferred Qualifications Experience managing affordable housing or nonprofit development projects. Experience with publicly funded housing developments and compliance requirements. Project Management Professional (PMP), Certified Construction Manager (CCM), or similar certification. Experience supervising construction field staff and multidisciplinary teams. Commitment to Habitat for Humanity's mission. Work Environment Must work outdoors on construction sites, enduring inclement weather, heat, humidity, loud noise, and work at heights. Must travel to jobsites within Marin, San Francisco, and San Mateo Counties. Physical Demands Position requires frequent movement, manual dexterity, coordination, stamina, lifting and carrying up to 50 pounds, climbing stairs and ladders, and communication in English.
