Building Maintenance Worker III

Within the Parks & Recreation Department, this positionperforms journeyman level maintenance duties in City facilities, to include electrical, HVAC, plumbing, painting, and carpentry. Responsibilities include, but are not limited to: emergency repair and diagnostic checks of electrical, electronic, and electro-mechanical circuits; troubleshooting and making general repairs to the heating, ventilation and air conditioning systems, digital analog and pneumatic instrumentation and related equipment; installing or repairing fixtures, ballasts, fuses and electrical wiring and outlets; maintenance and repair of plumbing; finish carpentry, woodworking, construction of cabinets, work stations, ramps, decks, installation of counter tops, doors, windows, and baseboards. Will perform other related duties as assigned.

Minimum Qualifications : High school diploma or GED; and four years of progressively responsible related experience in particular construction specialty. Strong background in commercial electrical and HVAC, as well as experience in plumbing, painting, and carpentry. Must have a license or certification in area of specialty; Journeyman or Master license; or Associates Degree or higher in a related discipline; and Freon Recovery License (for HVAC specialty). Must complete required NIMS level training within first six months of hire.

Knowledge of : Standard practices, materials, tools and safety hazards and precautions used in various building trades; various pumps and motors; electrical codes and power systems; HVAC and plumbing maintenance and repair procedures; applicable rules and codes relating to installation and repair of building equipment and fixtures; principles, practices and techniques used in general carpentry; and safety rules and procedures related to area of specialty.

Skills & Abilities : Soldering copper tubing; using a wide range of hand and power tools and equipment; performing skilled trades such as HVAC maintenance, electrical, plumbing, carpentry, or painting; installing or repairing electrical or mechanical parts, components, or equipment. Communicate, including the ability to read, write, interpret documents, and communicate verbally; troubleshoot complex problems related to building mechanical systems; perform basic math; and problem solve in standardized situations involving several concrete variables.

Physical Abilities & Working Conditions : Regularly required to lift move or carry objects up to 40 pounds; ascend or descend ladders, stairs, scaffolding, ramps, poles, and the like, using feet, legs, hands, and/or arms; maintain body equilibrium to prevent falling when walking, standing, crouching on narrow, slippery surfaces; bend body downward and forward by bending spine and legs; move about on hands and knees or hands and feet; to use hands to finger, handle or feel objects; and to reach with hands and arms. Occasionally required to lift and/or move objects up to 100 pounds. May be required to stand, sit, crouch, or bend for extended periods of time. Must have visual acuity and hand dexterity to operate various equipment for the job. Regularly exposed to possible bodily injury from electrical shock, falling from high, exposed places, and moving mechanical parts of equipment, tools, machinery. Incumbent may be exposed to noise from various hand tools for extended periods of time.
