Director of Maintenance

Position Overview

We are seeking a dependable, hands-on Director of Maintenance to support the daily maintenance and upkeep of our Assisted Living Facility (ALF). This position is responsible for ensuring the facility, equipment, fixtures, and common areas are safe, functional, clean, and well-maintained.

The ideal candidate is detail-oriented, proactive, dependable, and has a strong sense of urgency . They should be comfortable identifying maintenance needs, addressing problems promptly, and taking ownership of completing projects correctly and efficiently.

Key Responsibilities

• Perform general handyman and building maintenance duties throughout the facility.

• Patch, repair, and paint walls, ceilings, doors, trim, and other surfaces.

• Perform basic plumbing repairs, including rodding/unclogging drains and addressing minor plumbing issues.

• Replace and repair fixtures, hardware, faucets, lighting, and other facility components.

• Perform routine repairs and preventative maintenance on facility equipment.

• Troubleshoot maintenance issues and determine appropriate repairs or when outside vendors are needed.

• Maintain resident rooms, common areas, offices, kitchens, bathrooms, and other facility spaces.

• Assist with furniture, doors, cabinets, appliances, and other facility repairs or adjustments.

• Perform routine inspections and identify maintenance needs before they become larger problems.

• Maintain tools, supplies, and maintenance areas in an organized and safe manner.

• Respond promptly to maintenance requests and urgent facility needs.

• Follow all applicable safety procedures and facility policies.

• Keep accurate records of completed repairs, maintenance activities, and outstanding issues.

• Coordinate with outside contractors and service providers when specialized repairs are required.

• Maintain a clean, safe, and professional environment for residents, staff, and visitors.

Ideal Candidate

• Previous experience in building maintenance, handyman work, facilities maintenance, or a related field.

• Strong problem-solving and troubleshooting skills.

• Comfortable performing a variety of basic repair and maintenance tasks.

• Reliable, organized, and detail-oriented.

• Able to prioritize multiple maintenance requests and respond appropriately to urgent issues.

• Takes pride in quality workmanship and completing jobs correctly.

• Able to work independently and take initiative.

• Professional and respectful when working around residents, families, and staff.

• Good communication and organizational skills.

Maintenance Department Leadership Opportunity

For the right candidate, this position may have the opportunity to lead and manage the Maintenance Department .

In addition to the hands-on responsibilities above, a Maintenance Department Lead/Manager would be responsible for:

• Supervising maintenance staff and assigning daily responsibilities.

• Managing maintenance schedules and work orders.

• Prioritizing routine, preventative, and emergency maintenance needs.

• Coordinating staff coverage and scheduling.

• Monitoring completion and quality of maintenance work.

• Managing maintenance supplies, tools, and inventory.

• Coordinating outside vendors and contractors.

• Establishing and maintaining preventative maintenance schedules.

• Keeping maintenance records and documentation organized and up to date.

• Communicating maintenance needs and projects with facility leadership.

• Ensuring the department operates efficiently and responds quickly to facility needs.
