Job Description
The Facility Technician III serves as a senior-level industrial base building technician responsible for advanced maintenance, troubleshooting, and repair of building systems in a warehouse and industrial environment. This role ensures the safe, reliable, and efficient operation of HVAC, electrical, plumbing, mechanical, and building infrastructure systems across multiple distribution centers. The technician performs complex diagnostics, leads preventive maintenance programs, supports facility improvement and construction activities, and provides technical guidance and mentorship to junior technicians while collaborating closely with operations teams to minimize downtime and maintain a high-performing building environment.
Responsibilities
- Perform advanced troubleshooting and repairs on building systems, including HVAC units, air handlers, exhaust fans, pumps, motors, lighting systems, and electrical distribution components.
- Conduct preventive maintenance on mechanical, electrical, and plumbing systems to ensure optimal performance, reliability, and regulatory compliance.
- Diagnose and repair issues involving variable frequency drives (VFDs), control panels, sensors, relays, and building automation systems (BAS/BMS).
- Inspect structural and building infrastructure components such as doors, gates, dock equipment, and general building structures to identify and address issues proactively.
- Respond promptly to facility service requests, prioritize tasks, and schedule work to minimize operational impact and equipment downtime.
- Install, replace, or adjust components such as belts, bearings, motors, valves, filters, breakers, and piping to maintain system performance.
- Read and interpret blueprints, wiring diagrams, schematics, and technical manuals to support accurate troubleshooting, repairs, and installations.
- Maintain accurate documentation of all work performed, including work orders, parts usage, equipment condition, test results, and corrective actions in CMMS or related systems.
- Support commissioning and startup of new equipment and assist with facility upgrades, modifications, and construction-related activities.
- Ensure strict adherence to safety procedures, including lockout/tagout requirements, and comply with applicable codes, standards, and company policies.
- Provide guidance, training, and mentorship to Level 1 and Level 2 technicians, sharing technical expertise and promoting best practices.
- Communicate equipment status, repair needs, maintenance plans, and project updates clearly and professionally with supervisors, peers, and operations teams.
- Use computer systems and software, including CMMS, BAS/BMS interfaces, Microsoft Office, email, and related tools, to manage work orders and report on activities.
- Adapt to changing priorities, respond to emergency repairs, and adjust work schedules as needed to support facility operations.
- Perform other related duties as assigned to support overall facility reliability and performance.
Essential Skills
- High school diploma or GED.
- 4+ years of experience in industrial, commercial, or warehouse facility maintenance.
- Strong knowledge of mechanical, electrical, HVAC, and plumbing systems in an industrial or warehouse environment.
- Demonstrated ability to perform advanced diagnostics on motors, pumps, VFDs, and control systems.
- Experience performing advanced troubleshooting and repair of HVAC units, air handlers, exhaust fans, pumps, motors, lighting systems, and electrical distribution components.
- Ability to diagnose and repair issues involving VFDs, control panels, sensors, relays, and BAS/BMS systems.
- Ability to read and interpret technical diagrams, schematics, wiring diagrams, blueprints, and building plans.
- Strong oral communication skills with the ability to clearly explain technical issues and solutions to both technical and non-technical stakeholders.
- Strong written communication skills with the ability to document service activities accurately and professionally.
- Proficiency with Microsoft Office Suite and basic computer applications.
- Experience using CMMS or EAM systems for work order and maintenance management.
- Familiarity with BAS/BMS interfaces and industrial automation controls.
- Experience working with industrial electrical systems up to 480V.
- Demonstrated accountability and ownership of assigned tasks, including timely completion and follow-up.
- Strong commitment to ethical conduct, professionalism, and adherence to safety standards and procedures.
- Ability to adapt effectively to changing priorities, emergency repairs, and evolving facility needs.
- Ability to train and mentor junior technicians and support their technical development.
- Comfort working around mechanical equipment, electrical systems, and industrial environments.
- Ability to read, write, speak, and understand English.
Additional Skills & Qualifications
- Technical or trade school certification in a relevant field is preferred.
- EPA 608 certification for HVAC work is preferred.
- Electrical or mechanical certifications are a plus.
- Experience with BAS/BMS systems and industrial automation controls.
- Experience working in large warehouse, distribution, or industrial environments.
- Familiarity with CMMS/EAM systems for work order and asset management.
- Ability to use email, scanning, and copying equipment to support documentation and communication.
- Demonstrated ability to provide guidance and mentorship to Level 1 and Level 2 technicians.
- Strong problem-solving skills and the ability to make sound decisions in time-sensitive situations.
- Flexibility to travel between multiple sites within a regional area as needed.

Work Environment
The work environment includes both office spaces and all areas located on warehouse properties across multiple distribution centers in the Greater Nashville area. Facilities range in size from approximately 150,000 square feet to very large distribution centers, offering exposure to diverse building systems and layouts. You will work in and around dust, dirt, moving machinery, temperature changes, and heights, with noise levels maintained below OSHA minimum requirements. Use of appropriate personal protective equipment (PPE) is required to ensure safety while working around mechanical and electrical equipment. The schedule is primarily Monday through Friday day-shift hours; however, you may be required to travel to all assigned sites and must be flexible to cover off-hours shifts when needed. Certain preventive maintenance schedules and emergency calls will be integrated into your work schedule, requiring occasional adjustments to support operational needs. You will regularly use computers, CMMS software, BAS/BMS interfaces, Microsoft Office, email, and standard office equipment to manage work orders and documentation.
