Maintenance Technician

Maintenance TechnicianResponsible to assist with the operation troubleshooting, diagnostics, housekeeping, and repairs on commercial buildings, industrial systems, vehicles, grounds, and maintenance equipment for assigned properties/facilities.Essential Functions And ResponsibilitiesAssist with troubleshooting and repairs of buildings and installed systems to include: packaging and handling machinery, plumbing systems, kitchen equipment, roofs, drains, shop, grounds equipment, and HVACClean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devicesAssist with installation and modification of building equipment and systemsReplace and repair building finishes such as ceiling tiles, door hardware, wall paper, and can paint walls, piping, floors and equipmentTroubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunitiesPossess competent knowledge of the use and care of tools and equipment used in facility and ground maintenanceRespond immediately to emergency situations and customer service requests as assigned.Ensure management team is informed of any tenant issues noted on service requests that may need an outside contractor to address.Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc.Maintain and operate fire and life safety systems such as; Fire alarm systems, fire pumps and related fire protection system equipment as assignedPerform carpentry and snow removal when necessaryComply with all applicable codes, regulations, governmental agency, and Company directives as related to building operations and practice safe work habitsPrepare penthouse furniture configuration for tenant events and weekend events.Oversee weekend Penthouse events when scheduled.Ability to use technology such as; smart phones, tablets, computers, web-based applications, building automation systems, etc.Complete all required C&W Safety Training as scheduled annually.Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property at times other than working hoursKey CompetenciesTechnical ProficiencyInitiativeFlexibilityMulti-TaskingSense of UrgencyHigh School Diploma or GED equivalentOral and written communicationImportant Experience2+ years of related experience in a commercial property settingAdditional Eligibility QualificationsTechnical, vocational or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repairPossess and maintain a valid driver's license (commercial license may be required) and good driving record with periodic checksBasic Computing Skills in Outlook, Excel & WordMay be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or stand-by on-call dutiesWork EnvironmentThis job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.Physical DemandsThe PHYSICAL DEMANDS described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.Ability to stand, walk, and move throughout the building for extended periods, including frequent inspections of tenant spaces, mechanical rooms, equipment rooms, and common areas.Ability to climb and descend stairs, ladders, and access elevated areas as required to inspect, maintain, and repair building equipment.Ability to lift, carry, push, and pull equipment, tools, materials, furniture and supplies weighing up to 50 pounds.Ability to frequently bend, stoop, kneel, crouch, crawl, reach overhead, and work in confined or awkward positions while performing maintenance and repairs.Ability to use hand and power tools safely and effectively.Ability to perform repetitive movements associated with maintenance tasks, including reaching, gripping, lifting, and operating tools.Ability to work in mechanical rooms, rooftops, garages, loading areas, and other environments that may be hot, cold, noisy, dusty, or otherwise uncomfortable.Ability to work at heights and use ladders, lifts, and other approved access equipment in accordance with safety requirements.Ability to respond to building emergencies and perform physical tasks necessary to address maintenance issues in a timely manner.Ability to wear required personal protective equipment (PPE) and comply with all applicable safety procedures.While performing the duties of this job, the employee is regularly required to communicate with others and exchange accurate information; operate a computer and other office productivity machinery; move about the workplace; remain in a stationary position for 10% of the time; and extend hands and arms in any direction.Other DutiesThis job description is not designed to cover or contain a comprehensive list of activities, duties or responsibilities that are required of the employee.
