Construction Project Manager

The ideal candidate is a highly organized, hands-on construction professional who understands the complexities of Philadelphia construction. The successful candidate will be comfortable working in a fast-paced development environment and capable of identifying issues early, developing solutions, and driving projects forward.

Key Responsibilities

Project Management & Construction Oversight

• Manage day-to-day construction activities for assigned development projects from pre-construction through closeout.
• Serve as the owner's primary point of contact with the general contractor and construction team.
• Monitor project schedules, budgets, quality, safety, and overall progress.
• Review construction progress against approved plans, specifications, schedules, and budgets.
• Conduct regular site visits and construction meetings to assess progress and identify potential issues.
• Coordinate with architects, engineers, consultants, contractors, and vendors to resolve design and construction issues.
• Track RFIs, submittals, change orders, payment applications, punch lists, and other project documentation.
• Review and evaluate contractor change-order requests and provide recommendations to senior management.
• Identify potential schedule delays, cost overruns, and construction risks and develop mitigation strategies.
• Ensure construction work is performed in accordance with approved plans, specifications, applicable codes, and company standards.
• Coordinate inspections, testing, commissioning, turnover, and project closeout.

Budget & Financial Management

• Monitor project costs and commitments against approved budgets.
• Review contractor pay applications, invoices, and supporting documentation.
• Maintain accurate project cost reports and forecasts.
• Track allowances, contingencies, commitments, and change orders.
• Communicate budget risks and financial impacts to senior leadership.
• Work closely with development and accounting teams to maintain accurate project financial reporting.

Philadelphia Market Responsibilities

The successful candidate should have a strong understanding of the Philadelphia construction environment and be comfortable navigating projects involving:

• City of Philadelphia permitting and inspection processes.
• Philadelphia zoning and building requirements.
• Utility coordination and site-development requirements.
• Urban construction logistics and constrained sites.
• Renovation and adaptive-reuse projects.
• Multifamily, commercial, mixed-use, or residential development.
• Coordination with neighborhood and community stakeholders.
• Local subcontractors, consultants, and construction professionals.

Qualifications

• Bachelor's degree in Construction Management or a related field preferred.
• 4+ years of construction/project management experience , preferably with a developer, general contractor, or construction management firm.
• Experience managing ground-up construction or major renovations for multifamily construction or commercial projects.
• Strong understanding of construction means and methods, project scheduling, estimating, contracts, and cost control.
• Demonstrated ability to manage general contractors and multiple project stakeholders.
• Strong knowledge of construction documents, drawings, specifications, and contracts.
• Excellent written, verbal, organizational, and problem-solving skills.
• Proficiency with Microsoft Office, particularly Excel and Project or similar scheduling software.
• Experience with construction/project management platforms such as Procore, Autodesk Construction Cloud, or similar systems is preferred.
• Ability to read and interpret architectural, structural, MEP, and civil drawings. xhyhwjd
• Ability to travel to active construction sites throughout the Philadelphia region.
