On-site Porter/Maintenance Technician

Bluestone Real Estate Services invites applications for a full-time On-site Porter/Maintenance Technician. Bluestone Real Estate is a leading property management company dedicated to providing exceptional service and enhancing the experiences of our tenants. As an On-site Porter/Maintenance Technician, you will oversee the day-to-day maintenance of one or more Bluestone-managed properties. You will ensure the efficient maintenance of all aspects of the property, systems, vendor management, and maintain good relations with building tenants.

This position is located at The Reed, 120 Commercial, and the Forge in downtown Salem. The position is 40 hours per week, including weekends as needed for events. The position may be expected to respond to after-hours emergencies.

General Duties

Special Projects and Maintenance:

• Provide access to outside vendors to spaces and the roof as needed.
• Run freight elevator at the Reed as needed for events and tenant moves.
• Perform spot painting, pressure washing, and light bulb replacement as needed.
• Help set up and break down events at the Reed as needed, including weekends.
• Clean up and minor maintenance in tenant spaces at turnover, including painting as requested.
• Report any building damage promptly.
• Assist onsite manager and property manager with small projects as required.

Daily Exterior Maintenance:

• Check the outside perimeter of the building for any urgent messes.
• Ensure trash rooms are clear; alert property manager if trash pickup is missed.
• Keep trash receptacles outside the property neat and tidy.
• Perform leaf removal on sidewalks and clean up litter, cigarette butts, gum, and pet waste daily.

Daily Interior Cleaning:

• Empty garbage cans in designated areas.
• Vacuum hallways, walk-off mats, and elevator mats.
• Clean elevator floors and glass entry doors.
• Empty trash recycling bins at mailboxes and clean restrooms.
• Disinfect high-touch surfaces such as mailboxes, door handles, and elevator buttons daily.

Weekly and Periodic Cleaning Tasks:

• Clean elevators with stainless steel cleaner at least weekly.
• Spot clean carpets and dust surfaces in the lobby and hallway floors weekly.
• Dust baseboards, mop electrical rooms, and wash/clean recycling carts and compost carts as needed.
• Clean and organize storage rooms, lobby floors, and signs on the perimeter of the building weekly.
• Mop lobby floors and clean trash chute doors regularly.

Winter Maintenance:

• Perform snow removal and spread ice melt around the property as needed during winter months.

Required Qualifications

• High school diploma or equivalent.
• Previous experience in janitorial or maintenance work preferred.
• Ability to prioritize tasks and work efficiently in a fast-paced environment.
• Strong attention to detail and commitment to cleanliness and safety.
• Physical stamina and ability to lift heavy objects and perform repetitive tasks.
• Knowledge of cleaning techniques, equipment, and supplies.
• Excellent communication and interpersonal skills.

Physical Requirements

The ability to sit, stand, climb ladders, and walk is frequent. The ability to lift up to 60 lbs is occasional.
