Community Manager

Location Starling at Bridgeland – 16200 Bridgeland High School Rd, Cypress, TX 77433, USA Position Overview We are looking for a skilled Community Manager to oversee the day-to-day operations of our community, provide excellent resident relations, manage financial responsibilities, supervise personnel, and execute marketing initiatives to maximize occupancy and profitability. Essential Job Functions Day-to-day operations Adhere to MORGAN's Leasing and Marketing, Management and Operations, Maintenance, and Emergency Procedures manuals and the Team Member Handbook. Adhere to all Fair Housing laws. Operate the office in a professional, clean, uncluttered and well-staffed manner. Maintain office and resident files (paper and online) in a confidential and secure manner. Supervise the Office Team Members. Supervise, with assistance of Lead Maintenance, the Service Team Members. Resident relations Promptly attend to, and resolve when necessary, resident comments, concerns and/or complaints. Ensure all team members treat residents professionally and friendly, following MORGAN’s non-fraternization standards. Maintain and/or create a resident renewal program. Create a sense of community with the residents and the community. Service team supervision Meet daily with Lead Maintenance. Monitor timely completion of all service requests. Identify and direct Lead Maintenance to schedule projects such as filter changes, power washing, etc. Monitor and perform annual inspections required by City, County, or State. Keep required permits for operating the community current (pool, spa, elevator, sign, etc.). Financial responsibilities Adhere to community budget and report variances. Prepare monthly financials as directed by the Regional Property Manager. Provide additional financial information to owners and/or MORGAN senior management. Assess move‑out condition of apartments to prepare final account statements. Submit annual budget data to the Regional Property Manager. Manage accounts payable processing timely and prudently. Rental collection Collect rent timely per lease contracts. Deposit checks and record entries into resident ledgers in OneSite. Ensure compliance with community policies and lease agreements. Ensure proper legal notices issued and deadlines met for late notices, evictions, court hearings, etc. Personnel issues Recruit, interview, hire, counsel, promote, and terminate team members in collaboration with HR and SVP. Monitor daily work and professional growth of all team members. Schedule and monitor vacation, holidays, and sick time. Enforce dress code compliance. Complete meaningful annual performance reviews. Ensure all training requirements completed. Marketing Drive qualified traffic to the community. Understand the community’s market, local business trends, new construction, and other factors affecting occupancy and income. Provide marketing ideas and fresh approaches to achieve budget, regional manager, marketing team, and owner goals. Additional duties Perform all essential job functions outlined in the Assistant Manager and Leasing Consultant job descriptions as business dictates. Non-Essential Job Functions Other tasks as assigned by your supervisor, not listed as essential job functions. Physical Requirements Will need to be on feet 33% to 100%. Will need to perform physical activities (50% to 100%): bend/stoop/squat/kneel, routine office duties such as filing into high/low cabinets, picking up debris, climb stairs, inspect and show community, push or pull, reach above shoulders, store supplies, grasp/grip/turning and finger dexterity, typing, writing, handle packages and supplies. Lift weights: Over 50 lbs – rare ( Note: Lifting and carrying of weights exceeding 50 lbs often accomplished with assistance of one or more persons. Heavy items include washers, dryers, air conditioning units, abandoned sofas, refrigerators. Wear Personal Protective Gear such as back brace when necessary. Vision Requirements Constant need (100%) to read and review reports, view computer screen, and wide variety of correspondence. Frequent need to see small detail. Frequent need (33%‑50%) to see things clearly beyond arm’s reach. Hearing, Speaking and Written Requirements Constant need (100%) to receive or give instructions from/to residential management, communicate via telephone and in person with staff, residents, vendors, etc. Constant need (100%) to communicate either in writing to residents, staff, vendors, corporate and prospects. Ability to read, write and understand English. Driving Requirements Frequent need (33%‑50%) to utilize personal transportation to deliver reports/payables to corporate office, make deposits, view/inspect other apartment communities. Occasional need (1%‑33%) to respond to after hour emergencies. Must have a valid driver’s license, insurance and car registration if driving for business purposes. Constant need to be indoors (100%). Frequently outdoors (33%‑50%) during all weather conditions. Occasional exposure to paint fumes, solvents, adhesives, etc. (1%‑33%). Example – apartment immediately during or after turnover. Team Member must wear Personal Protective Equipment (N‑95 Mask), rubber gloves and eye protection, when necessary. Skills Internet – Some Knowledge OneSite – Some Knowledge Word – Some Knowledge Excel – Some Knowledge Education Required: High School or better. Preferred: Associates or better. Bachelor's or better. Experience Required: Minimum 3 years of experience as a residential Community Manager; preferably on 300+ units. Proven experience in the following is required: Ability to interact well with co-workers, supervisors, guests, vendors, contractors and the public in a professional and pleasant manner. Above average organizational and verbal skills. Ability to accurately perform intermediate mathematical functions. Strong customer service and marketing skills. Preferred: Proven experience in the following: Lease‑Up Public Facility Corporations (PFC) housing model Entrata Licenses & Certifications Preferred: Certified Apartment Manager, Accredited Residential Manager.
