Job title: Outside Sales Rep – Commercial Facility Services (Landscape & Snow) | $150K OTE

Location: Greater Philadelphia, PA (field-based)

Pay: $80K base + uncapped commission ($150K OTE)

If you sell recurring service contracts to property managers, facility managers, or HOAs, you already know the job. You walk sites, build proposals, work long sales cycles, and close multi-year agreements. This role pays you better for doing it, with no cap on what you can earn.

Our client is a leading commercial landscape and snow management company in Greater Philadelphia/LV, and its commercial division is growing fast. They're adding several experienced outside sales hunters to bring in new business. You'll have less red tape than at a big national firm, and an operations team behind you that delivers what you sell.

Backgrounds that translate: commercial landscaping, snow and ice management, janitorial and commercial cleaning, facility services, pest control, paving and sealcoating, parking lot maintenance, property maintenance, restoration, waste and recycling, security services, HVAC or mechanical service agreements.

What you'll do

• Prospect, pursue, and close new commercial landscape and snow removal contracts
• Sell to property managers, facility managers, developers, HOAs, and commercial real estate owners
• Own your territory, pipeline, and accounts from first contact to signed agreement
• Run site walks, client meetings, and proposal presentations
• Build multi-site, multi-year service contracts
• Work with operations so new accounts get onboarded and serviced smoothly
• Grow your accounts through renewals, upsells, and expanded services

What you bring

• A track record of closing B2B service contracts in outside sales or business development
• Experience selling recurring service contracts, ideally multi-year
• A hunter mentality: you like opening doors, not just managing a book
• Relationships with, or experience selling to, property management, facilities, or commercial real estate decision-makers
• The ability to run a full sales cycle on your own
• Organization, self-motivation, and comfort being measured on results
